This site shall comply with all conditions of the City of Southlake Comprehensive Zoning
Ordinance No. 480, as amended, as it pertains to Section 08, "CS" Community Service District
uses and regulations to include the site plan and elevations as shown.
Permitted Uses - Updated March, 2026 for Additional Tenant Uses of Existing
Building As-ls
• "CS” Community Service District u ses with the following exception:
1. Additional use for an Art Studio with instructional classes and retail limited to the
Existing Facility approximately 1,296 square feet lease space.
2. Outdoor Market - Art Related Sales - these events would occur in the open-air
park at the back of the property and on the lawn areas. They would occur
monthly or every other month on a weekend between the hours of 10:00 am -
3:00 pm.
3. O-1 Office District uses, specifically limited to the following:
• Local Home Renovation Co. for Customer Consultation
• Local General Contractor for Customer Consultation
• A Local Building Materials Sa/es Business for
Showroom and Administrative Office Including
Sample Display and Customer Consultation.
4. C-2 Local Retail Commercial District uses, specifically limited to the
following:
• Health Service Facilities to include clinics, offices of dentists,
doctors, and other practitioners of healing arts, licensed or
similarly recognized under the laws of the State of Texas;
offices for specialists and supporting health service fields,
such as physical, audio and speech therapy, podiatry and
psychological testing and counseling; dental, medical and
optical laboratories and blood banks.
• We have received interest from a local Company that
provides Sports Related Therapy and Home Health
related services.
Development Regulations
• All "CS" Community Service District regulations shall apply.
Parking
• Parking for the site will be dependent on the use of the building.
1. For “CS” Community Service District uses: 1 parking space per 200 square feet of
floor area.
2. For “O-1” Office District uses: 1 parking space per 300 square feet of floor area.
3. For “C-2” Local Retail Commercial District uses: 1 parking space per 150 square feet of
floo r area.
Variances
• Driveway Separation - utilize the Existing Entry/Drive.
• Bufferyards and parking lot landscaping shall not be required until future plan approval.
Bufferyards and parking lot landscaping shall be reconsidered with any future site
modifications.
• The tenant will continue to utilize curbside trash collection services.
• The Existing Building will be utilized as is with minor interior finishes renovation.
