Item 4C - Sidewalk Variance LetterProperty Address: 1088 Westpark Circle, Southlake, Texas Lot: Lot 17, Belcher No. 30 Addition, 2nd Subdivision Request: Variance from sidewalk installation requirement To the City of Southlake: I am requesting a variance from the requirement to install a sidewalk in connection with the construction of a new residence at 1088 Westpark Circle, Southlake, Texas. The basis for this request is that the subject property is located on a section of Westpark Circle where sidewalks are not currently present on or immediately adjacent to surrounding properties. Based on existing field conditions, installation of a sidewalk at this lot would create an isolated segment that does not connect to an established pedestrian sidewalk network within the immediate area. Because there is no continuous existing sidewalk infrastructure adjacent to the property or along the nearby lots, requiring sidewalk construction at this location would not provide a practical pedestrian connection or meaningful public benefit at this time. Instead, it would result in a disconnected sidewalk section serving only this lot, without continuity to neighboring properties or a broader walkway system. In support of this request, I am providing current site photographs and neighborhood photographs showing the frontage of the property and the surrounding area, demonstrating the absence of sidewalks in the immediate vicinity of the lot. This request is not intended to avoid reasonable public improvements, but rather to recognize the existing built conditions of the street and subdivision. A variance would be consistent with the character of the surrounding area, where residential lots appear to front onto streets without sidewalks.
