Dear Property Owner:
A request for a Special Exception Use has been filed with the Board of Adjustment of the
City of Southlake.
Special Exception Use per Zoning Ord. No. 480, as amended, Sec. 44.12(1) for
domestic employee or family qtrs., on property described as Lot 10, Block 2, Clariden
Ranch Phase III and located at 600 Clariden Ranch Road. Current Zoning: “SF-1A” Single
Family Residential District.
The purpose of this request is to seek approval of a Special Exception Use for a 1,755 SF
domestic employee or family quarters.
If you wish to register your views on the matter, you may complete and send the enclosed
Notification Response Form to the Planning & Development Services Department. You are
encouraged to follow the requested action through final approval because changes
are often made during the review process.
Please note that this letter and its attachments constitute written notice about the proposed
Special Exception Use.

Dear Christopher and Rebecca Kalnin,
Your Request for an Architectural Modification on your property at 600 Clariden Ranch Road has been approved by the Architectural
Review Committee (ARC) of Clariden Ranch Homeowners Association, Inc.. Specifically, you have approval to proceed with the
following request as submitted: Other - We would like to build a 2 bedroom, 2 bathroom, single car garage, detached guest house on
the back left portion of our property. The living space is 1357 sq ft and the garage space is 398 sq ft. The exterior of the guest house
will use the same materials as our existing house. We would also like to widen the driveway at our gate in order to allow easier in and
out of our garages and parking areas. The driveway would match our current driveway. We have architectural plans complete and will
be working with Sierra Fine Custom Homes. The permit package is in process and as we are waiting for the engineering plans to be
finalized. The project is anticipated to take 5-6months and will begin late Spring/early summer. Construction access will be through
our driveway and gate.
Homeowner is responsible for obtaining any required permits prior to the start of construction.
Please note that drainage patterns to your lot and adjacent lots should not be impacted. If they are inadvertently impacted, it is your
responsibility to correct any issues. Access to the area should be via your property only unless written consent is given by the owner of
the property to be used; such consent should be provided to the Association for filing. We also ask for you to verify with your
contractor that proper city permits are pulled as applicable and underground power lines need to be marked prior to digging by the
appropriate power service provider. Please ask your vendor to refrain from installing signage on your property as such signs are not
allowed under Association rules. Please contact the HOA should there be any variations from the original ARC submission as these
variations will need to be reviewed by the architectural committee. Each Owner and such Owner's contractors shall use reasonable
diligence to maintain an attractive, clean, nuisance-free environment during the period of construction.
Please note that the ARC reserves the right to make a final inspection to ensure that your project is compliant with the Architectural
Design Standards applicable to your neighborhood.
