Item 8 and 9 - Narrative
This request is for an infill project located on excess Keller ISD land, after the rebuilding of Florence
Elementary School on the southern portion of the school site. It is adjacent to the Royal and Annie Smith
Park, on the east side. The Johnson Road corridor is primarily residential, with Medium Density on the
north, and Low Density on the south, in this area. Following that pattern, we are proposing a Future Land
Use Plan change from “Public/Semi-Public” to “Low-Density Residential.”
Consistent with that, the Development Plan shows 4 lots conforming to the SF-1A ordinance, which is
what our rezoning request is- from “Community Service” to “SF-1A.” This is intended to be a high-quality
residential development, similar to other one-acre developments currently being built, and feel it will be
a valuable addition to the city, and this neighborhood.
Each home in this development is intended to be suitable for a multiple million-dollar valuation, with
strict design standards to be implemented and enforced by the developer. The plans for each homesite
will be subject to a comprehensive review process to ensure the high level of quality for design, layout,
materials and construction methods. The minimum house constructed shall be at least 3,000 s.f in floor
area.
