SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.

Dear Planning & Zoning Commission and City Council,
On behalf of the tenant and property owner, we respectfully request approval of a sign
variance for the business SIR SWEENEY Barber Shop & Coffee Lounge located at the
above-referenced address.
The request includes the following variances from the City’s sign ordinance:
1. Permission to install two wall signs on separate building elevations, where the
ordinance currently permits only one wall sign per tenant space.
2. Permission for a wall sign height of 48 inches, where the ordinance allows a maximum
sign height of 26 inches.
Business Concept and Site Conditions
SIR SWEENEY is a unique dual-concept business that combines a barber shop and a coffee
lounge within a single tenant space under the same ownership. Although operated by the same
owner, the business functions as two distinct branded experiences:
• SIR SWEENEY Barber Shop
• Coffee Lounge
Each concept has its own dedicated entrance located on separate building elevations to
create a clear and welcoming customer experience. The barber shop entrance serves barber
clients, while the coffee lounge entrance serves customers visiting the coffee area.
Hardship Created by Strict Enforcement of the Ordinance
If limited to only one wall sign, one of the two entrances would not have proper identification
signage. This would create confusion for customers and make it difficult for visitors to locate the
correct entrance for the service they are seeking.
The proposed signage allows each entrance to display its respective brand identity:
• A “SIR SWEENEY” Barber Shop sign at the barber shop entrance
• A Coffee Cup logo sign identifying the coffee lounge entrance
Providing clear identification at both entrances is necessary for proper customer wayfinding and
for the business to operate effectively.
Unique Conditions of the Property
The need for two signs arises from the unique dual-concept nature of the tenant space and
the presence of two separate public entrances on different elevations. This condition is
inherent to the layout of the building and was not created by the tenant as a means to
circumvent the sign ordinance.
Impact on Surrounding Properties
The proposed signage is professionally designed and will be compatible with the architecture of
the building and surrounding development. The signs will be appropriately scaled and placed
only at the respective entrances they identify.
Approval of this variance will not create visual clutter, obstruct views, or negatively impact
nearby businesses or properties.
Consistency with the Spirit and Intent of the Ordinance
The intent of the City’s sign ordinance is to maintain high aesthetic standards while allowing
businesses to identify themselves. The proposed signage maintains these standards while
ensuring that both components of the business are clearly and appropriately identified.
For these reasons, we respectfully request approval of the requested sign variance.
