SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
An enforcement of the sign regulation would create a practical difficulty for the applicant,as the
smoothie and juice bar does not have visibility to potential customers outside of the studio. Without
an additional exterior sign,it is difficult for the public to be aware that this new offering exists
within the building.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The practical difficulty is unique to this property due to the building layout and existing signage,
which primarily reflects the fitness studio and does not indicate the presence of a separate smoothie
and juice bar.This situation is not self-imposed but rather a result of how we configured the
expansion of our current space.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The proposed sign will not negatively impact adjacent properties and will remain compatible with
nearby uses and development.It will be consistent with the character of existing commercial signage
in the area.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The proposed sign is intended to simply identify and promote a new business operating within the
building. Its size,placement,and design will be similar to existing signage already approved by the
city and will align with the overall intent and purpose of the sign ordinance.

Sign Variance Narrative
We are requesting an additional sign on the front of the building to support the expansion of
our business. Our existing exterior sign currently identifies FORM YPS and reflects our
fitness studio offerings, including yoga, Pilates, and sculpt classes. With the recent
expansion, we have added a smoothie and juice bar as a new and separate component of
our business that is not represented by the current signage.
Because the smoothie and juice bar serves both studio members and the general public, it
is important that it is visible and recognizable from outside the building. Without an
additional sign, this new offering would not be apparent to passersby, limiting public
awareness and accessibility.
The proposed sign will be consistent in style, size, and placement with our existing sign and
will be all white to maintain a clean, cohesive appearance. Our goal is to clearly identify all
services offered within the space while remaining respectful of the building’s aesthetic and
surrounding businesses.
We believe the additional signage is necessary for the success of the new smoothie and
juice bar and will help ensure the public can easily understand the full scope of what our
business offers.
