August 17, 2021; City Council approved the variances requested and noting
that fire and emergency access to the new lot must be provided and
maintained as determined by the City’s Fire Marshal.
1.All lots must front a street meeting the City’s standards (Subd. Ord. 483,
Sections 8.01A, 5.02, 5.04, 5.05). A minimum 50’ wide right-of-way with
a 31’ wide curb & gutter street and 60’ radius for a cul-de-sac ROW with
100’ diameter curb and gutter street built to City standard is required.
2.A minimum 5’ sidewalk is required per Subdivision Ordinance No. 483, as
amended, Section 5.06. A variance to this requirement to allow no
sidewalk is requested.
