MEETING OVERVIEW: On January 28, 2026, the Southlake Corridor Planning Committee held their 54th meeting. The Committee was sent a packet of materials prior to the meeting that were to be discussed during the session. A meeting agenda was posted, and the meeting time was advertised on the City’s website. The following meeting report focuses on discussion points made during the meeting by members of the Committee, public and City staff. This report is neither verbatim nor does it represent official meeting minutes; rather it serves to inform elected and appointed officials, City staff, and the public of the issues and questions raised by the Committee, City staff, and any attendees of the meeting. Meeting #52 – October 27, 2025 Page 3 ITEM #4 DISCUSSION – Review, discuss, and make recommendations regarding site plan improvements for Pottery Barn located at 1440 Civic Place. Staff presentation: Cyndi Cheng • Future Land Use: Town Center Use • Zoning: DT • Summary: The applicant is proposing a site plan improvement for Pottery Barn including renovations of the existing space to the storefront, new signage, new canopy, and the addition of an outdoor patio with a pergola. Questions for Applicant Daniel Kubiak Asked how the outdoor patio functions and whether there is pedestrian flow through space. Aliana Ramos Apple Store is located to the left. Pedestrians move upward via a gentle ramped walkway. The patio area expands outward and occupies one existing parking space. Clarified that the patio is open and not enclosed, allowing pedestrian access through the area. Stated the patio is intended for public use, not limited to Pottery Barn patrons. Emphasized that the design was created with Southlake’s pedestrian environment in mind. Frances Scharli Raised concerns about potential loitering, noise or disruptive behavior, particularly from children using the space, and asked whether the applicant had a plan to manage those issues. Aliana Ramos Acknowledged that Pottery Barn regularly manages loitering issues. Stated there is no formal plan currently. Expressed confidence in the area and agreed to coordinate with store management proactively. Austin Reynolds Raised concerns regarding pedestrian circulation and sidewalk width. Meeting #54 – January 28, 2026 Page 4 Noted that the current design narrows the sidewalk to approximately 5 feet 4 inches between the tree basin and wall. Expressed concern that this narrowing could create a pedestrian bottleneck, especially for foot traffic moving from Apple toward City Hall. Recommended widening the pedestrian path if possible. Aliana Ramos Noted an existing tree as a design constraint. Indicated the pedestrian path could likely be widened by approximately one foot. Meeting #54 – January 28, 2026 Page 13 Mobility Master Plan Master Thoroughfare Plan designates Civic Place and Grand Avenue as internal local streets. Sidewalks are shown along all public street frontages with additional sidewalks shown throughout the open space areas. The Master Pathways Plan calls for 8- foot minimum multi-use sidewalks through the property, which is existing.
