This project is intended to be a high-quality residential development, consistent with the current
“Medium Density Residential” designation of the City of Southlake Future Land Use Plan. We are
requesting SF-20A zoning for the portion of the 3.47 acre which is not already SF-20A. The intent is to
develop 6 residential lots on the property. All of the surrounding subdivisions are zoned R-PUD, with
most of those lots smaller than the lots proposed here.
Currently, there are two existing SF-20A lots, fronting Breeze Way, and we are adding the former First
Baptist Church of Southlake property, just to the north of those lots, to form a cohesive 6 lot
development. The existing structures on the property will be removed.
Lots 1 & 2 will continue to front on Breeze Way, and we will be providing a private street with a fire-
approved turnaround to access the 4 lots to the north. Although the requirements for the turnaround
are met with a 24’ Fire Lane width, we are planning to make this private street a full 31’ b/b width, to
match the standard, City of Southlake, street width. This private street is not intended to be gated.
The lot sizes range from 20,150 s.f. to 35,624 s.f. with the average lot size of 24,830 s.f. and a density of
1.73 units per gross acre (net density of 1.75 units per acre). The proposed average lot size is larger than
the developed lots in the nearby Timarron and Versailles neighborhoods. Additionally, we are proposing
a 10’ Landscape Setback along the west boundary with the adjacent Timarron lots. There are existing 6-
8’ fences along the perimeter lot lines with adjacent existing homes. We will work with those
homeowners to either retain, repair or replace those fences, as needed.
Each home in this development is intended to be suitable for a multiple million-dollar valuation, with
strict design standards to be implemented and enforced by the developer. The plans for each homesite
will be subject to a comprehensive review process to ensure the high level of quality for design, layout,
materials and construction methods. The minimum house constructed shall be at least 3,000 s.f in floor
area.
Regulations:
1. Driveway access onto Lot 6 shall only be from the private road easement, and not from Breeze
Way.
2. Lots 3-5 shall abut, front on and gain driveway access from the private road easement.

Traffic Impact Analysis

THRESHOLD WORKSHEET
Driveway Ordinance No. 634 requires that a Traffic Impact Analysis (TIA) be submitted with development applications (zoning,
concept plan, site plan, etc.) if the proposed development exceeds one or more of the three threshold criteria listed below. No
development applications will be accepted unless accompanied by a TIA. For those projects that do not exceed any of the
three criteria, a TIA Threshold Worksheet must be submitted and approved by the City Engineer in lieu of the required TIA prior
to submittal of the development application. Please describe in detail your evaluation of each criteria listed below. Additional
sheets may be attached if necessary.
Criteria #1:The development exceeds parking 100 spaces average per driveway.
Criteria #2:Any driveway in the development is projected to serve 1000 or more vehicles per day.*
Criteria #3:Any driveway in the development is projected to serve 100 ingress vehicles or more in the design hour.*
* Unless approved otherwise, trip generation rates should be based on the most recent edition of the Institute of Transportation
Engineers (ITE) Trip Generation Manual.
I hereby certify that this project does not exceed any of the three threshold criteria shown above and therefore the development
would not warrant a TIA in accordance with Section 3.4 of the Driveway Ordinance No. 634 of the City of Southlake.
