Demonstration
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on
the applicant
The sign requested is consistent with signs previously approved for the Garden District. With
the building complete,the sales team is now located inside the Model Home, Residence 304.
Adding updated directional information will mitigate unnecessary traffic around Town Square.

2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property
and is not self imposed.
The Parkview Residences do not have direct frontage on Highway 114, which is where most of
the traffic comes from. The purpose of this application is to provide accurate and up to date
directional information to the correct location.

3.That the variance will not injure and will be wholly compatible with the use and permitted development of
adjacent properties.
The signage proposed is compatible with Southlake Town Square and the use of adjacent
properties and with the previously approved Garden District sign program.

4.That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The variance requested is consistent with the comprehensive and balanced system of signage in
the City of Southlake and Town Square.
