Please accept this application for changes to the site plan for the construction of patio
structures for Jane at 1161 E. Southlake Blvd, Unit 390 in Southlake, TX. We are proposing
patio railings and patio structures with operable louvered roofs to be built on the exterior
of our space in Park Village Shopping Center. Interior access to both patio structures will
be thru the operable bifold storefront door panels. Patio structure #1 has additional
access at side operable door and opening at railing. Egress exiting for both patio —_
structures is thru non locking gates in the railing at the front side. —

The interior building remodel plans for Jane were submitted to the City of Southlake for —
permit and were stamped for building permit on 1/25/2021. 1

We are also requesting a variance to the Zoning Ordinance No. 480, Section 43.9.c.1.e that
is requiring exposed structural support columns to be constructed of or clad in the same =
masonry material as the principal structure. We are requesting a patio structure to be
allowed using 6x6 black aluminum columns as depicted on the elevations and renderings.
We feel this clean minimal design goes well the with the existing fagade features as well as —
helps keep the space open for optimal views to the storefront since we only have one T —
fagade. Maintaining site lines to the space is ideal for customer interaction from the outer
sidewalk areas. —
