Balanced —The development allows for both commercial operations and tree and land amenity preservation. Mobility —TOOT right-of-way onto this property allows for safer mobility conditions at the frontage road. BROWN Open Spaces —The development allows for open space to creek behind the site and along center treed area and prairies at the periphery. Limited amount of paving. Infrastructure - allows for TxDOT deceleration lane for exit onto Kirkwood from frontage road and does not negatively impact existing infrastructure. Tourism — Gives visitors multiple options for hospitality and event space options as well. Restaurants will induce visitors from Westlake and Trophy Club. Quick ride from DFW Airport.
