SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
We are asking for the city council to allow us to replace the existing FIRST NATIONAL BANK letters
with new (logo) INVESTAR BANK. With the growth of the trees that were required by the city at time
the building was build, we will not be able to see the letters/logo if they are located below the first floor
ceiling deck per code. when viewed from the freeway. We are also asking that the city allow for a
temporary banner be installed until this variance is heard by the City Council plus time to install the
approved signage so that client has sufficient identification on the exterior of the building.
?. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The city council allowed for a variance for the current FIRST NATIONAL BANK letters. Now that
INVESTAR BANK hes acquired FNB, we are asking that the new signage be granted the same
variance were signage currently is located. This will allow for visibility from the freeway, the access
road, and the parking lot. We would also ask that the city consider allowing this to be changed from a
Variance Request to a Master Sign Plan Request to avoid future need for variances at this location.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
There is no development on the adjacent properties within 650 feet on either side.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The new signage has been designed in keeping with the current signage ordinence for the City of
Southlake. The signage includes 24"h logo and letters that have black trim and returns and face light
dual color black/white faces in the Investar custom font and logo.

Effective January 1, 2026, First National Bank will officially merge with Investar Bank, N.A.
Our combined organization will be Investar Bank, N.A., effective January 1, 2026, with all
required regulatory and shareholder approval from both organizations, being completed in
October 2025. The ownership of the bank property located at 605 West State Hwy 114,
Southlake, Texas 76092 will be owned under the new combined bank name.
Our organizations have approved and engaged Turner Sign Systems and any
subcontractors they engage, to remove and install signage at the above -mentioned bank
building location. Our combined institutions have also approved Turner Sign Systems' Art
Design which is known as #TSS-3249R6.
