Way.
8. Review, discuss, and make recommendations regarding a proposed realignment of two
single-family lots located at 1275 and 1285 Shady Oaks Drive.
9. Overview of the Stormwater Master Plan, an Element of the Southlake Comprehensive Plan.

MEETING
OVERVIEW:
On January 28, 2026, the Southlake Corridor Planning Committee held
their 54t" meeting. The Committee was sent a packet of materials prior to
the meeting that were to be discussed during the session. A meeting
agenda was posted, and the meeting time was advertised on the City's
website. The following meeting report focuses on discussion points made
during the meeting by members of the Committee, public and City staff.
This report is neither verbatim nor does it represent official meeting
minutes; rather it serves to inform elected and appointed officials, City
staff, and the public of the issues and questions raised by the Committee,
City staff, and any attendees of the meeting. Interested parties are

ITEM #5 DISCUSSION — Review, discuss, and make recommendations regarding a
proposed Westin Event Venue Addition located at 1200 E. SH 114.
Staff presentation: Ryan Firestone

• Zoning: S-P-1
• Summary: The applicant is proposing the addition of an approximately 5,000
square foot event venue that will be attached to the existing parking garage. The
venue will be used as a meeting space that will primarily facilitate social events
and weddings.
Questions for Applicant
Daniel Kubiak:
Can you talk through the parking and explain how you're comfortable so that there's
enough, especially given the parking garage is seldom used?
Applicant:
The hotel has a 250-space parking garage with 125 spaces on each level, which is
rarely full —particularly the upper level. Across the entire campus, there are 455 parking
spaces total, which has proven more than adequate over the four years the hotel has
been operating. Additionally, there is an overflow parking agreement with Gateway
Church that has only been used twice in that four-year period for major events. An
updated technical memorandum provided to Dennis, from the civil engineer who
conducted the original 2016 parking study confirms that parking remains adequate.
Randy Robbins:
I think this is one piece that we miss in Southlake. Events leave Southlake all the time
so this will be huge for us.
David Cunningham:
It is very well conceived; it fits in your plan very nicely. It looks great.

Daniel Kubiak:
My only comment is to reach out to the neighboring property to the West. Who knows if
they'll respond or what they'll think, but at least try to reach out to them to see if there
are any concerns they have.
