ZBA Minutes 2026-01-15 Zoning Board of Adjustment Meeting Minutes – Jan. 15, 2026 Page 1 of 4 ZONING BOARD OF ADJUSTMENT MEETING: January 15, 2026 LOCATION: 1400 Main Street, Southlake, Texas Regular Session - City Council Chambers of Town Hall Members Present: Board members: Jeff Medici - Chairman, Clinton Snead - Place 1, Trey Ver bick – Place 3, and Frank Bernardo - Alternate 2. Members Absent: Board members: David Treichler – Vice Chairman, Heather King - Place 4, Ryan Peabody - Alternate 1, Mark Harris - Alternate 3 and Al Karmali - Alternate 4. Staff Present: Deputy Director of Planning Jennifer Crosby, Planner Cyndi Cheng, and Board Secretary Denia Reyes. REGULAR SESSION: 1. Call to Order: Chairman Medici called the Regular Session to order at 6:30 P.M. 2. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting for December 11, 2025. A motion was made to Approve the minutes of the Zoning Board of Adjustment for meetings December 11, 2025. Motion: Snead Second: Bernardo Ayes: Snead, Verbick, Bernardo, Medici Nays: None Abstain: None Vote: 4-0-0 Motion: Approved 3. Administrative Comments: Deputy Director of Planning Jennifer Crosby announced that the next meeting scheduled is February 26, 2026. Consider: ZBA25-0017, Special Exception Use per Zoning Ordinance No. 480, as amended, Section 44.12(1), for a domestic employee or family quarters on property described as Lot 22, Samuel Freeman No. 525 Addition, Southlake, Tarrant County, Texas, and located at 2530 Greenbough Lane. Current Zoning: “SF-1A” Single Family Residential District. PUBLIC HEARING Planner Cyndi Cheng presented details of the case with a slide show presentation to the Board. Michael McKellop, on behalf Jackson and Curri Hildebrand, is requesting a Special Exception Use, per Ord. No. 480, as amended, Section 44.12(1) for a domestic employee or family quarters on property described as Lot 22, Samuel Freeman No. 525 Addition, and located at 2530 Greenbough Lane, Southlake, Tarrant County, Texas. Current Zoning: SF-1A Single Family Residential. The applicant had no comments to add and waived his right to speak. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. Deno Maggi, in support, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. Consider: ZBA25-0018, Special Exception Use per Zoning Ordinance No. 480, as amended, section 44.12(6), for a setback reduction for a residential accessory building or structure on property described as Lot 8, Block B, Lakewood Ridge Addition, Southlake, Denton County, Texas, and located at 4492 Soda Ridge Road. Current Zoning: “SF-1A” Single Family Residential District. PUBLIC HEARING Steven Schell, on behalf of Julian Fisher, is requesting a Special Exception Use, per Ord. No. 480, as amended, Section 44.12(6) for a setback reduction for residential accessory building or structure on property described as Lot 8, Block B, Lakewood Ridge Addition, and located at 4492 Soda Ridge Road, Southlake, Tarrant County, Texas. Current Zoning: SF-1A Single Family Residential. Planner Cyndi Cheng presented details of the case with a slide show presentation to the Board. Julian and Brooke Fisher, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. Chairman Medici asked if there were those in the audience who wished to speak in the opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the board. A motion was made to Approve case ZBA25-0018 – with the following stipulation: That the furthest East corner of the structure is no less than 12 feet of the existing property line and that the furthest Northern corner would be no less than 20 feet to the established property line.
