This memorandum summarizes a Conceptual Drainage Assessment prepared by
Evolving Texas for the proposed Snow Cone Shop located at the southwest corner of
North White Chapel Boulevard and West Highland Street in Southlake, Texas. The
intent of this document is to provide a high-level, planning-level review of existing
drainage characteristics and to support discussion related to the proposed zoning
change request in accordance with the City of Southlake’s general drainage
considerations.
The property consists of approximately 2.08 acres and is currently undeveloped,
consisting primarily of natural ground cover. For purposes of this conceptual review, the
existing surface condition is representative of open, pervious land. As such, the
Manning’s roughness and runoff characteristics are anticipated to remain generally
consistent with existing conditions.
The tract is roughly rectangular in shape, with a rounded northeast corner. The site is
bounded by single-family residential properties to the west and south, West Highland
Street to the north, and North White Chapel Boulevard to the east.
This conceptual assessment is intended for planning and feasibility purposes only and
is not intended to replace a final drainage study or detailed engineering design, which
would be prepared in accordance with City of Southlake criteria at a later stage of
development.
