ZA26-0008
• Plat Revision for Dove Ridge Addition (formerly known as Cardinal Court
Addition), being a revision of Lot 9 and Lot 57R, F. Throop No. 1511 Addition, City of
Southlake, Tarrant County, Texas and located at 2080 and 2117 E. Dove Road.
• Current Zoning: “SF-1A” Single Family Residential District
• The purpose of this request is to seek approval to subdivide the approximately
10.5-acre property into 7 single family lots.
Dear Property Owner,
Your property has been identified as being within the prescribed 200-foot notification area of the
above referenced property for the proposed Plat Revision. Because your property meets the above
criterion, state and local laws may grant you special privileges when the city considers such requests.
If the property to be replatted was limited by an interim or permanent zoning classification to
residential use for not more than two units per lot during the preceding five years or was limited by
deed restrictions to residential use for no more than two units per lot then the following shall apply:
Texas Local Government Code
Section 212.015, Additional Requirements for Certain Replats, Subsection (c)
If the proposed replat requires a variance and is protested in accordance with this subsection, the
proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of
the members present of the municipal planning commission or governing body, or both. For a legal
protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land
immediately adjoining the area covered by the proposed replat and extending 200 feet from that area,
but within the original subdivision, must be filed within the municipal planning commission or
governing body, or both, prior to the close of the public hearing.
If you wish to register your opposition or support to this action, you may complete and send the
enclosed Notification Response Form to the Planning & Development Services Department. You are
encouraged to follow the requested action through final approval because changes are often made
during the review process.
