Agenda Item #2: Work Session: discussion of the following items:
A. Recommendation for proposed amendments to Ordinance No.480
1. Rework definitions (Section 4) or create new
definitions of the following words:
Front of lot; front lot line; frontage; frontage
area, primary and secondary; reversed frontage; front,
side, and rear yards.
The Board reviewed a handout prepared by Joe Bentley
dated October 27, 1991. (ATTACHED)
~ Concern was expressed about the required second front
yard; the trend to reduce this requirement at
platting; the effect middle drawing of page 4-19 in
the zoning ordinance has on this discussion; and
suggested remedy to the situation (i.e. secondary
frontage area).
2. Section 33.9 Front Yard Adjustments by Building
Official
The Board raised the question whether this applied to
platted lots. If so, they were concerned about the
possibility that a person could purchase a lot with a
platted front building line, prepare building plans,
and ultimately have them rejected by the Building
officials because of the "trend" established in the
area.
Suggested that surrounding property owners be notified
of the Building Official's intended adjustment and
explain their right to appeal the decision to the
Board of Adjustment.
Concerned about the word "shall" in this section.

3. "MH", Manufactured Housing district/permitted uses:
Concerned why traditional, single family,
"stick-built" houses were not acceptable in the "MH"
district. Note: Purpose and Intent section says:
"The purpose of this district is not to prohibit or
unduly restrict any type of housing but to insure
compatibility in housing types recognizing their
inherent differences." Permitted Uses: Residential
177 Uses: Manufactured Homes as defined by state statute,
W an existing mobile homes, as defined by state statute,
and modular or prefabricated housing. Community
Facility Uses: City Hall, police and fire stations
and other municipal uses.
