Agenda Item # 2 Approval of the Minutes.
With no objections, Mr. Joyce deemed the minutes of the May 27,
1993 regular meeting approved.
Agenda Item # 3 Administrative Comments.

~y Karen Gandy reported June 24th meeting there are 2 cases .
Agenda Item # 4 ZBA CASE # 175, Variance
Case # 175, a variance to Ordinance No. 480, Section 11.5 (c) which
requires a minimum side yard setback of twenty feet (20') for
structures constructed in the "SF-20A" Single Family-lA Residential
district. The location of the property is 2603 S. Quail Run Court,
being Lot 9, Block B, Quail Creek Estates.
The owners/applicants are Richard J. and Mary L. Horton.
A presentation was made by Karen Gandy, Zoning Administrator. Ms.
Gandy stated that fourteen
y (14) letters were sent to property
• owners within 200 feet with 2 favorable responses.
Public hearing.
Mary L. Horton, owner/applicant was present asking for the variance
that she would like to build a garage/storage room (792 sq. ft.) at
the end of the driveway. The structure will be ten feet (101) from
the side property line. Mrs. Horton said if the variance was not
approved they will have to remove a tree they had hope to save.

opposition to the request.
Ali Public Hearing Closed.
After a discussion a motion was made to grant Case #175 pursuant to
the findings set forth in this case, grants to vary the terms of
the Zoning Ordinance as it relates to the property located at 2603
S. Quail Run Court in Southlake, Texas and being legally described
as Lot 9, Block B, Quail Creek Estates.

Agenda Item # 4 continued.
Karen Reynolds stated the findings that special conditions (a tree)
and circumstances exist which are peculiar to the building involved
and which are not applicable to other buildings in the same
district. That literal interpretation of rights commonly enjoyed
by other properties in the same district requested will not confer
on the applicant any special privilege that is denied by this
ordinance to other buildings in the same district.

Vote: 4-0 to grant
Agenda Item # 5 ZBA CASE #176, Variance.
Case # 176 a variance to Ordinance No. 480 section 15.1 which
it requires a minimum rear yard setback of thirty-five feet (351) for
structures constructed in the "SF-20B" Single Family-20B
Residential district. A previous variance was granted to allow a
rear setback of 251; the applicant proposes a minimum rear setback
of 22.5 feet. The location is 3141 Peninsula Court, being Lot 25,
Block 1, Dove Estates.

A presentation was made by Karen Gandy, Zoning Administrator. Ms.
Gandy stating that nineteen letters were sent to property owners
withing 200 feet with five (5) favorable responses.
Public Hearing
Richard H. Simpson, Owner/applicant; said he is requesting a
variance to cover the existing patio. Mr. Simpson said he had
intended to cover the patio at some later date when building and
had thought that the patio would meet the setback requirement;
however when placing the house on the lot the builder made a
construction error.
There was no other person wishing to speak either in favor or in
opposition to the request.
Public hearing closed.

the findings set forth in this case, grants to vary the variance to
