REQUEST: The purpose of this request is to seek approval of a Special Exception Use to reduce the required side yard setback from 20 feet to a minimum of 8 feet for a 768 square foot detached pool house. The property is 1.52 acres and contains the Army Corps of Engineers flowage easement in the rear, which occupies approximately 37.7% of the property. An existing fence and retaining wall are located along the outside of the pool area. Beyond the barriers, there is an elevation change of approximately 10 feet from the principal structure to the flowage easement. The applicant contends that the location of existing improvements and topographical constraints necessitate the proposed location of the structure. The accessory building will be approximately 15 feet in height.
