BEING a 0.324 acre right-of-way dedicated to the City of Southlake. Tarrant County, Texas. being
situated In the Hal Medlin Survey, Abstract No. 1037 and No. 1038 and belng,J)8rt d that 582.216 acre
tract of land conveyed to Tlmarron Land Corporation (formerly Bear Creek Communities. Inc.) as
recorded In Volume 9813, Page 2375, Deed Records, Tarrant County, Texas, and being more
particularly described as follows:
COMMENCING at a railroad spike found at the northeast comer of said Hall Medlin Survey, Abstract
No. 1038;
THENCE South 560 48' 30" West a distance eX 69.56 feet to the POINT OF BEGINNING at a 5/ft Iron
roo found at the northeast comer of Timarron Phase One, Section Two, an addition to the City of
Southlake, said point being on the North line of said 582.216 acre Timarron Land Corporation Tract
and the South line of Continental Blvd.;
THENCE along the North line of said Timarron Land Corporation Tract and the South line of said
Continental Blvd. the following calls:
South 890 46' 01" East a distance of 76.05 feet to a 5/8. iron roo found;
South 890 41' 13" East a distance of 417.37 feet to a 5/8" Iron roo found;
South 890 09' 13. East a distance of 334.99 feet to a 5/8" Iron rod found at the

Tract and along the West line of said 105.726 acre Tract A distance of 17.18 feet to a 5/8" iron roo
set for corner;
THENCE North 890 09' 13" West a distance of 337.25 feetto a 5/8" iron rod set for corner;
THENCE North 890 41' 13" West a distance of 435.37 feet to a 5/8" iron roo set for corner;
THENCE North 890 50' 37" West a distance of 58.16 feet to a 5/8" iron rod set on the East line of
