PROJECT: Sign Variance for CraftWay Kitchen
EXECUTIVE
SUMMARY: CraftWay Kitchen is requesting approval of a variance to Sign Ordinance No. 704-
J, as amended, for an attached sign at their location at 2820 E. Southlake Blvd.,
within the Gateway Plaza Phase I shopping center.
DETAILS: The applicant is requesting a variance to allow one attached building sign to be
installed on the front patio (south elevation) facing East Southlake Boulevard.
CraftWay Kitchen currently has an existing sign on the east elevation, which is
visible from East Southlake Boulevard. The variance is needed because both signs
would face the same street frontage. Per the Sign Ordinance, each tenant or lease
space is allowed a maximum of two wall signs; however, only one attached building
sign is permitted per street frontage, with a total maximum of two signs.

May 18, 2004; City Council approved a sign variance for Bassett Furniture
to allow a maximum letter height of 42 inches for the letter’s “B” and “T”.

Theatre Store allowing a logo height of 39 inches and a letter height of 20.25
inches for the attached sign on the north elevation facing Gateway Drive.

February 05, 2013; City Council approved a sign variance for Men’s
Wearhouse permitting a maximum letter height of 22 inches on the south
elevation facing Regional Boulevard and authorizing the attached wall sign
to exceed the permitted maximum width of 75% at 22 feet. The approval also
includes a maximum letter height of 21 inches on the north elevation facing

December 19, 2013; City Council approved a sign variance for Chipotle
allowing a maximum logo height of 30 inches, a maximum letter height of 24
inches for both south and north elevations, and approving three (3) options
for letters; white internal lit letters, black day/night letters with white lights, or

October 1, 2019; City Council approved a sign variance for The Christmas
Shoppe to relocate an existing sign with a maximum height of 46 inches.

the Arts to allow a maximum logo height at 48 inches and a maximum sign
height at 48 inches and approve the denial of the requested sign variance.

would have allowed channel letters on a backer plate and not permitting a

August 15, 2023; City Council approved a sign variance for Chair King
Backyard Store to allow a maximum overall sign height of 73.38 inches and

November 07, 2023; City Council approved a sign variance for Johnson
Wellness and Fitness Store to permit the following: on the west elevation, a
maximum letter height of 44.5 inches, a maximum sign area of 108 SF and
channel cut letters for the tagline (Option 1” as presented). On the south
elevation, a maximum letter height of 27.5 inches and a maximum sign area
of 54.48 SF (Option 2” as presented) and noting the removal of the cabinet
sign tagline and all existing window signs. (SV23-0018)
SIGN BOARD: November 06, 2025; Sign Board meeting is canceled.
The Sign Board meeting is tentatively scheduled to be held on November
20, 2025.
CITY COUNCIL: The City Council meeting is tentatively scheduled to be held on December
02, 2025.
STAFF COMMENTS: City Council approval of this request does not waive the requirement to
obtain a sign permit prior to installation. All signage must be reviewed and
approved through the City’s permitting process before any installation takes
place.
