E m,/1-1wOV)MIvNT SERVICES SIGN VARIANCE APPLICATION Demonstration Please demonstrate that the following conditions are applicable to the requested sign variance:_ 1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. Craftway Kitchen was allowed to have the east elevation for the existing sign,which caused them to not be allowed to have another sign facing East Southlake Boulevard.Virtually all other businesses have storefronts(therefore signage) that face street traffic.The existing sign only faces traffic flowing east to west.The unique shape of the building does not allow west to east traffic to view the existing sign.Code states signage must be attached to the building and the porch is not considered part of the building.We are asking that sign criteria be slightly altered in this circumstance,given the fact that no part of the building that faces East Southlake Boulevard is viable for a sign. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. The inherrent design of the building does not allow signage to be seen by all passing traffic that flows past this location. This is not something that is self-imposed. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. If signage is allowed by Council to be installed in the porch area as we propose, there is nothing regarding that situation that could conceivably have a negative effect on adjacent properties. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. The Variance, if granted,will be in harmony with the spirit and purpose of the sign ordinance. Previous tenants in this space all failed to become "going concerns". While other factors may have come into play, we believe lack of signge and/or lack of effective signage was a root cause. Craftway Kitchen desires to have an internally illuminated sign installed in the porch area. Current code allows for two signs on the building; however, the porch is not considered part of the building. The porch is the only part of the general structure that gives sign visibility to the traffic flowing both ways on East Southlake Boulevard. In essence, given the nature of the building,for all intents and purposes we are asking for the porch area to be part of the building. While it may have been the case that Craftway Kitchen technically gave up the right to have the existing east elevation signage to be the only signage facing East Southlake Boulevard, the reality is that the inherent design of the building does not allow traffic flowing both ways to see the existing sign, which is not the case for virtually all other businesses in City of Southlake. Two signs for a typical business (other than one installed on a corner location) would generally be unreasonable. Given the nature of this building,we believe such is not the case, and are requesting a Variance which, if given, will allow the restaurant to have signage visibility that is deserves.
