MEMBERS ABSENT: Dennis Minder
STAFF PRESENT: Greg Last, Director Community Development; Stephanie Sarakatis,
Asst. to the Zoning Administrator, Jean Bryson, Secretary.
Agenda Item #2 Approval of the Minutes.
A motion was made to approve the minutes of the May 30, 1996 meeting as amended.

Hearing no objection the Chair deemed the minutes approved as amended.
Agenda Item #3 Administrative Comments.
Mr. Last reported the applicant of Agenda Item # 5 has requested to table until June 27,
1996 meeting.
Agenda Item #4 ZBA Case #256. Special Exception Use Permit.
ZBA Case #256, Special Exception Use Permit per Ordinance No. 480, Section 44.12(7) for
three (3) portable buildings to be used as temporary facilities for adult classrooms. The
location is 2501 W. Southlake Blvd., being legally described as Lot 3R, J. G. Allen No. 18
Addition and being approximately 6.8 acres situated in the J. G. Allen Survey, Abstract No.
18. The owner/applicant is Southlake Church of Christ.
A presentation was made by Greg Last, Director Community Development, and reported,
that eight (8) notices were sent to property owners within 200 feet and there were two (2)
response received, both opposed to the request.
Public Hearing.
Aubrey Wood was present to represent the Southlake Church of Christ. Mr. Wood said, the
request was for three (3) buildings to be used for adult class rooms until they could obtain
the Master Use Plan from Service Masters to make plans for a permanent building.

Agenda Item #4 continued.
Al Peters, 200 Brock Dr, presented pictures and said he was opposed to the request as the
church has in place one portable building and a storage building to approve this request
would be injurious to the neighborhood.
E. I. Weisman, 2607 Southlake Blvd, presented pictures and said he was opposed to the
request as they would be in his front yard and there was no buffer yard.
Martha Horton, 320 Brock Dr., said she was opposed because of the water run off to her
house.
June Haney, 400 Brock Dr., said she was opposed because of the lighting, run off water,
debris, holding tanks and a mound of old tires.
Aubrey Wood's rebuttal was that the church wanted to serve the community and they have
grown faster than anticipated. Mr. Wood also said the church had a great expense in
constructing the holding tanks that were required by the City. Mr. Wood ask that Larry
Stone, Engineer, answer questions on the sewer and drainage of the property.
After a lengthy discussion, Mr. Woods requested ZBA Case # 256 be tabled until the July
25, 1996 meeting.
A motion was made to table ZBA Case #256 and to be continued July 25, 1996 meeting.

Vote: 5-0 to table the request
Agenda Item #5 ZBA Case #257 Variance.
ZBA Case #257, Variance to Ordinance No. 480, Section 14.5 (b), requiring lots in "SF-
20B" Single Family Residential to have front yards no less than thirty-five feet (35'). The
original setback per Ordinance 161, "A-2" One -Family District, allowed for a minimum
front yard of twenty-five feet (25'). The applicant is requesting a front yard of fifteen feet
(15'). The location is 3120 Peninsula Drive, being legally described as Lot 58, Block 2,
Dove Estates. The owner is Linda Morgan and the applicant is Duane R. Heiner.
Mr. Last reported that the applicant has requested to table ZBA Case #257 until June 27,
1996 meeting.
