MEMBERS PRESENT: Fred Joyce, Chairman; Lloyd Latta, Gary Fawks, Art Sorenson,
John Moore, Alternate #1.
MEMBERS ABSENT: Dennis Minder, Jon Michael Franks, Alternate #2
STAFF PRESENT: Karen Gandy, Zoning Administrator, Jean Bryson, Secretary.
Agenda Item #2 Approval of the Minutes.
With no objection the Chair deemed the minutes of the May 25, 1995 meeting approved.
Agenda Item #3 Administrative Comments.
Karen Gandy, Zoning Administrator, greeted the newly appointed board members. Ms.
Gandy presented a July 31, 1995 invitation from the City of North Richland Hills to attend
their Fifth annual Commissioners Workshop on Property Rights.
The next regular meeting will be July 13th.
Agenda Item #4 ZBA Case #234, Variance.
ZBA Case #234 a request for a variance to Ordinance No. 480, Section 9.5(g) which
requires a minimum lot width of three hundred feet (300') for properties zoned "AG." The
applicant requests a two hundred thirty foot (230') front lot width. The location is 1865 N.
Peytonville Avenue, being legally described as approximately 9.976 acres situated in the T.
Beedy Survey, Abstract No. 72, Tract 2A2A. The owner/applicant is Lee Farenbrook.
Karen Gandy, Zoning Administrator, reported that ten (10) notices were sent to property
owners within 200 feet and there was one (1) written response in favor of the request. Ms.
Gandy also reported the property is now zoned "AG" and have requested "RE" Single
Family Residential Estate.
Public Hearing.
Ms. Lee Fahrenbrook owner/applicant was present requesting a variance to front lot width;
the property frontage is 232.7 feet and depth is 1870.20 feet and when zoned was in long
narrow tracts. Ms Fahrenbrook plans to build a home and without a variance to the lot
width this will not be possible.

Agenda Item #4 continued.
There was no other person wishing to speak either in favor or in opposition of the request.
Public Hearing Closed.
There was a lengthy discussion by the board.
The findings were stated by Mr. Sorenson.
Pursuant to the finds set forth in this case, a motion was made to Grant ZBA Case # 234 a
variance to Ordinance No. 480, Section 9.5(g) as requested.

Second: Latta
Ayes: Moore, Latta, Fawks, Sorenson, Joyce
Nays: None
Vote: 5 - 0 to grant
Agenda Item #5 Amendments to the Board of Adjustment Rules of Procedure.
A discussion was held on the Rules of Procedure.
A motion was made to approve the Rules of Procedure dated June 23rd as revised June 29th
meeting.

Ayes: Moore, Latta, Fawks, Sorenson, Joyce
Nays: None
Vote: 5 - 0 to approve
Agenda Item #6 Meeting Adjourned.
With no objections the Chair deemed the meeting adjourned.
