Agenda Item #2 Approval of the Minutes.
The minutes of the meeting were deemed approved by the Chair as presented.

Agenda Item #3 Administrative Comments.
There were no administrative comments.
Agenda Item #4 ZBA Case # 320 VARIANCE
ZBA Case No. 320, a request for a Variance to Ordinance No. 480, Section 10.5.g, requiring lots in the "RE" Single
Family Residential Estate District to have a minimum width of three hundred (300) feet. The applicant is requesting
to have a lot with a width of not less than two hundred sixty-five (265) feet at the front building line. The location
is 4600 North White Chapel Boulevard, being legally described as Tract 17 situated in the Reis D. Price Survey,
Abstract No. 992D, and being approximately 5.386 acres. The current zoning is "AG" Agricultural District and the
owner/applicants are Jim and Dana Boyles.
Mr. Minder was seated.
Mr. Wright, Zoning Assistant, reported that four (4) notices were sent to property owners within 200 feet and there
was one (1) response opposed to the request
Public Hearing.
Dana Boyles was present requesting a Variance to the requirement that lots in the "RE" Single Family Residential
Estates to have a minimum width of 300 feet. Ms. Boyles stated the zoning was dependent on the Board's decision.
There was no other person wishing to speak either in favor of or in opposition to the request.
Public Hearing Closed.
The findings were stated by Mr. Harris.
A motion subject to the findings was made to approve ZBA Case No. 320 as presented.

Agenda Item #5 ZBA Case # 321 Special Exception Use
ZBA Case No. 321, a request for a Special Exception Use permit per Ordinance No. 480, Section 44.12 (3) for the
construction of accessory buildings or structures of a size or aggregate size greater than the one thousand (1,000)
square feet permitted in the "SF-lA" Single Family Residential District, and a Special Exception Use permit per
Ordinance No. 480, Section 44.12 (4) for the construction of accessory buildings located in the front yard. The
applicant is requesting an additional two thousand five hundred and eighty-eight and one-half (2,588.5) square feet
of space for accessory buildings, such accessory buildings not to exceed a total area of four thousand five hundred
and eighty-eight and one-half (4,588.5) square feet, and to allow the existing barn with the proposed addition to be
located forward of the principal building on the lot. The location is 1000 South Peytonville Avenue, being legally
described as Tract 9, Aiipark Estates being approximately 4.953 acres, and being situated in the T.J. Thompson
Survey, Abstract No. 1502. The current zoning is "SF-lA" Single Family Residential District. The applicant is
Bobby Harrell and the owner is Mikel Faulkner.
Art Wright, Zoning Assistant, reported that eight (8) notices were sent to property owners within 200 feet and there
was no response to the request
Public Hearing.
Mikel Faulkner was present requesting a Special Exception Use Permit Mr. Faulkner explained the circumstance for
the construction without permits and the need for the addition to the existing barn.
There was no other person wishing to speak either in favor of or in opposition to the request.
Public Hearing Closed.
The findings were stated by Mr. Harris.
A motion subject to the findings was made to approve ZBA Case No. 321 with the condition that all necessary
inspections be carried out by the Building Department to insure that the structures meet the applicable City Codes
for safety.

Agenda Item #6 ZBA Case # 322 Special Exception Use
ZBA Case No. 322, a request for a Special Exception Use permit per Ordinance No. 480, Section 44.12 (1) for
family quarters. The applicant is requesting a family quarters of approximately eight hundred and forty-six (846)
square feet housed within the principal residential dwelling. 1512 Norwich Court, being legally described as Lot 20,
Block 1, Coventry Manor, Phase II, being approximately 0.802 acres, and being situated in the T M. Hood Survey,

Abstract No. 706. Current zoning is "R-PUD" Residential Planned Unit Development District. The applicant
London Green, Inc. and the owner is Russell and Jonna Smart.

Paul Fahrenbrook, representing London Green, Inc. was present requesting a Special Exception Use Permit for
family quarters.
There was no other person wishing to speak either in favor of or in opposition to the request.
