Agenda Item #2 Approval of the Minutes.
With no objections the minutes of May 14, 1998 were deemed approved by the Chair as
corrected.
Agenda Item #3 Administrative Comments.
Tim Woloshyn, Zoning Assistant, reported the next regular meeting to be June 25, 1998.
Agenda Item #4 ZBA Case # 292 Variance
ZBA Case # 292 a request for a Variance to Ordinance No. 480 Section 9.5(c), requiring lots
in the "AG" Agricultural District to have side yards of not less than twenty-five (25) feet.
The applicant is requesting a side yard not less than eight (8) feet. The location is 585 Shady
Oaks Dr., being legally described as Tract 9E of the Thomas Hood Survey, Abstract No. 706,
being approximately 1.00 acres. The current zoning is "AG" Agricultural District. The
owner/applicants are Marc and Susan Pace.
Tim Woloshyn, Zoning Assistant, reported that ten (10) notices were sent to property owners
within 200 feet and there was one (1) response in favor of the request.
Public Hearing.
Marc and Susan Pace were present requesting a variance to build an attached garage at the side
of the existing primary structure. The proposed garage will infringe into the side yard on the
north side of the property. The neighboring property to the north is the pole section of a flag
lot, and serves as a shared driveway for both the applicant and a neighbor. Mr. Paces said
two big Oak trees are on the south of the home and they did not want to remove them.

Mrs. Pace said there are new septic tanks on the north of the property. They further said that
Mr. Sandlin has a fence and gate just behind or adjacent to their home behind the shared drive
and they could not access the rear of their property on the north.
There was no other person wishing to speak either in favor or in opposition of the request.
Public Hearing Closed.
The findings were stated by Mr. Smart/
A motion was made to Grant ZBA Case # 292 a variance to Ordinance No. 480 Section 9.5(c)
as requested.
Motion: Sorenson
Ayes: none
Nays: Dalton, Stansell, Smart, Sorenson, Harris
Vote: 0 - 5 to deny the request.
Agenda Item #5 Meeting Adjourned.
With no objections the Chair deemed the meeting adjourned.
