STAFF PRESENT: Tim Woloshyn, Zoning Assistant; Jean Bryson, Secretary.
Agenda Item #2 Approval of the Minutes.
With no objections the minutes of February 26, 1998 were deemed approved by the Chair as
presented.
Agenda Item #3 Administrative Comments.
Mr. Woloshyn, Zoning Assistant, reported the City Attorney has not returned call with his
interpretation of the Local Government Code §211.0080 and §211.008(d).
Agenda Item #4 ZBA Case # 286 Variance
ZBA Case # 286 a request for a Variance to Ordinance No. 480, Section 33.9(d), requiring a
front yard on each street frontage for corner lots unless a platted setback line exists. The
platted front yard on Edgemont Drive is thirty (30) feet. The applicant is requesting a platted
front yard on Edgemont Drive of twenty-two (22) feet. The location is 1201 Westmont Drive,
being legally described as Block 2, Lot 1 of the Oak Tree Estates, being approximately 0.478
acres situated in the John A. Freeman Survey, No. 529. The current zoning is "SF20-B"
Single Family residential District. The owner is Huntington Homes and the applicants are
Morrell C. Greer, Electra B. Greer and Huntington Homes.
Tim Woloshyn, Zoning Assistant, reported there were eight (8) notices sent to property
owners within 200 feet and there was one (1) written response in favor of the request.
Public Hearing
Roxanne Skinner, Realtor, was present to represent the applicants. Ms. Skinner said the
applicants would like to attach a new two car garage to the house and that the house was
originally built with two garages (one 1 car and one 2 car). She further said the developer

retained the house for a model home and both garages were renovated and used as an office
and showroom and the applicants plan to utilize the existing renovated garages as finished
interior for ill parents.
H. Brown 402 Edgemont Dr. said he was opposed to the request as the garage would open to
his front door and he presented a letter signed by (six) 6 homeowners opposed to the request.
There was no other person wishing to speak either in favor or in opposition of the request.
Public Hearing Closed.
The findings were stated by Mr. Sorenson.
A motion was made to Grant ZBA Case # 286 a variance to Ordinance No. 480 Section 33.9
(d) as requested.

Second: Sorenson
Ayes: None
Nays: Dalton, Smart, Sorenson, Joyce
Vote: 0 - 4 to deny request
Agenda Item #7 Meeting Adjourned.
With no objections the Chair deemed the meeting adjourned.
