Agenda Item #2 Approval of the Minutes.
A motion to approve the minutes of May 15, 1997 was deemed approved as amended.

Nays: None
Vote: 5 - 0 to approve as amended.
Agenda Item #3 Administrative Comments.
Stefanie Sarakatis, Zoning Assistant, reported there will not be a meeting June 26 or July 8.
A discussion was held on changing the meeting date and the Board requested two (2) meetings
a month on Tuesday.
Agenda Item #4 ZBA Case #273 Variance
ZBA Case # 273, a request for a variance to Ordinance No. 480, Section 14.5 (b), requiring
lots in the "SF-20A" Single Family Residential District to have front yards no less than thirty-
five (35) feet. The applicant is requesting a front yard of twenty-six (26) feet. The location is
903 Hidden Meadow Court, being legally described as Lot 5, Block 1, Southlake Hills East
Addition, and being approximately 0.471 acres. The owner/applicant is Thomas H. Mann, Jr.
Ms.Stefanie Sarakatis, Zoning Assistant, reported that Seventeen (17) notices were sent to
property owners within 200 feet and there were eight (8) response six (6) in favor and two (2)
response opposed to the request. Ms. Sarakatis presented pictures to the board members.

Mr. Thomas H. Mann, Jr., owner/applicant was present and said he is requesting a variance
so that his proposed house will be aligned with the house at 905 Hidden Meadow Court and
because of the drainage problem on the east side of his property that also drains over onto the
property next door.
There was no other person wishing to speak either in favor or in opposition of the request.
Public Hearing Closed.
Pursuant to the lack of hardship not self-created in this case, a motion was made ZBA Case #
273 be denied a variance to Ordinance No. 480 Section 14.5 (b) as requested.
Motion: Troy
Second: Smart
Ayes: Smart, Troy, Cienki, Joyce
Nays: Sorenson
Vote: 4-1 denied the request
Agenda Item #7 Meeting Adjourned.
With no objections the Chair deemed the meeting adjourned.
