2. Approval of Minutes of the April 24, 1997 Regular Board of Adjustment Meeting.
3. Administrative Comments.
4. Consider: ZBA Case # 272, Variance to Ordinance No. 480, Section 14.5 (b), requiring lots in
the "SF-20B" Single Family Residential District to have front yards no less than thirty-
five (35) feet. The original setback per Ordinance 161, "A-2" One Family District,
allowed for a minimum front yard of twenty-five (25) feet. The Applicant is
requesting a front yard of twenty (20) feet. Location: 3360 Southlake Park Road,
being Lot I R, Block 2, South Lake Park Addition, situated in the Reis D. Price Survey,
Abstract No. 1207. Current zoning is "SF-20B" Single Family Residential District.
Owner/Applicant: John E. Kelley.
Public Hearing.

Agenda Item #2 Approval of the Minutes.
With no objections the minutes of the April 24, 1997 meeting were deemed approved by the
Chair as amended.
Agenda Item #3 Administrative Comments.
Ms. Sarakatis, Zoning Assistant, reported the next regular meeting will be June 12 with one
(1) case and Friday, July 25 a Council of Government class.
Ms. Gandy, commented on the meeting room and Mr. Joyce and others suggested changing
the meeting date to another day if possible and the 2nd & 4th Tuesday was suggested,
Agenda Item #4 ZBA Case #272 Variance
ZBA Case # 272, a variance to Ordinance No. 480, Section 14.5 (b), requiring lots in the

Stefanie Sarakatis, Zoning Assistant, reported that twelve (12) notices were sent to property
owners within 200 feet and there were seven responses in favor of the request

Agenda Item # 4 continued.
Mr. John Kelley was present and said he is requesting a variance as he wants to add an
attached garage extending approximately 22' to the north of the existing garage. Mr. Kelley
said the previous owners of the existing house incorporated approximately 50% of the existing
garage into living area of the house. Mr. Kelley also said this is the only direction to build
without destroying trees.
There was no other person wishing to speak either in favor or in opposition of the request.
Public Hearing Closed.
The findings were stated by Mr. Sorenson that the requirements of Section 14.5 (b) have been
met by the applicant, that the reason set forth in the application justify the granting of the
variance. The variance is the minimum variance that will make possible the reasonable us of
the land, building or structure and that the granting of the variance will be in harmony with the
general purpose and intent of the zoning ordinance and will not be injurious to the
neighborhood or otherwise detrimental the public welfare.
Pursuant to the finds set forth in this case, a motion was made to Grant ZBA Case # 272 a
variance to Ordinance No. 480 Section 14.5 (b) as requested.
Motion: Sorenson
Second: no second to the motion however vote was 5-0 to grant as requested.
Ayes: Smart, Troy, Cienki, Sorenson, Joyce
Nays: none
Vote: 5 - 0 to grant as requested
Agenda Item #7 Meeting Adjourned.
With no objections the Chair deemed the meeting adjourned.
