Agenda Item #2 Approval of the Minutes.
The minutes of the July 27, 2000 meeting were deemed approved by the Chair as corrected.

Agenda Item #3 Administrative Comments.
Mr. Art Wright, Zoning Assistant, reported that the next meetings would be held on September
28, 2000 and October 12, 2000.
Agenda Item #4 Variance
ZBA case No. 352, Variance to Ordinance No. 480, Section 11.5.c, requiring lots in the "SF-lA"
Single Family Residential District to have side yards no less than twenty (20') feet. The applicant
is requesting a variance of approximately fifteen (15) feet to allow an accessory building to be
located approximately five (5) feet from the property line. Location: 1605 Mockingbird Lane,
being legally described as Lot 3, Block 1, Dove Acres, and being approximately 1.0 acres.
Current zoning is "SF-1A" Single Family Residential District. Owner/applicants are Barbara and
Bill Schlauch.
Mr. Wright, Zoning Assistant, reported that twelve (12) notices were sent to property owners
within 200 feet and there were three (3) responses in favor, no responses opposed, and one (1)
undecided response to the request.

Barbara Schlauch spoke in favor of the variance request.
There was no other person wishing to speak either in favor of or in opposition to the request.

The findings were stated by Mr. Evans.
A motion subject to the findings was made to approve ZBA Case No. 352 as presented.

After discussion, a motion was made to amend the request to grant a variance of ten (10) feet and
allow the accessory building to encroach ten (10) foot into the side yard setback.

Agenda Item #5 Variance
ZBA Case No. 353, Variance to Ordinance No. 480, Section 14.5 (b), requiring lots in the "SF-
20B" Single Family Residential District to have front yards of not less than thirty-five (35) feet.
The applicant is requesting to have the main dwelling with a new addition to the house encroach
approximately five (5) feet into the front yard setbacks. Location: 1217 Ridgewood Circle, being
legally described as Lot 5, Block 4, Continental Park Estates, and being approximately 0.6 acres.
Current zoning is "SF-20B" Single Family Residential District. Owner/applicants are Brian and
Melody Bazar.
Art Wright, Zoning Assistant, reported that thirteen (13) notices were sent to property owners
within 200 feet and there were five (5) responses in favor, and no responses opposed to the
request.

Agenda Item #6 Variance
ZBA Case No. 354, Variance to Ordinance No. 480, Section 7.4, which requires that no more
than one dwelling shall be on a single family residential lot. The applicant is requesting a variance
to allow the existing house to remain on the lot until their new house is constructed, at which time
the existing house will be removed. Location: 865 West Dove Road, being legally described as
Lot G, Block 1, Old Orchard Country Estates, and being approximately 6.409 acres. Current
zoning is "SF-IA" Single Family Residential District. Owner/Applicants are Robert and Susan
Carvey.

200 feet and there were three (3) responses in favor and one (1) response opposed to the request.

Rob Carvey, owner/applicant, was present requesting a variance to allow the existing house to
remain on the lot until their new house is constructed, at which time the existing house will be
removed.

A motion subject to the findings was made to approve ZBA Case No. 354 as presented, with the
conditions that no permanent Certificate of Occupancy shall be issued until the existing home has
been demolished or removed from the lot and that the variance shall expire twelve (12) months from
the date of issuance of the building permit.

Agenda Item #7 Special Exception
ZBA Case No. 355, Special Exception Use permit per Ordinance 480, Section 44.12(3) for the
construction of accessory buildings or structures of a size or aggregate size greater than the one
thousand (1,000) square feet permitted in the "SF-IA" Single Family Residential District. The
applicant is requesting to have accessory buildings with a total area of approximately two
thousand, four hundred and ninety-two (2,492) square feet. Location: 405 Shady Lane, being
legally described as Lot 1, Gregs Country Acres, and being approximately 1.98 acres. Current
zoning is "SF-IA" Single Family Residential District. Owner/Applicants are Tim and Linda
Bradford.
Mr. Wright, Zoning Assistant, reported that nine (9) notices were sent to property owners within
200 feet and there were no response in favor and no responses opposed to the request.
Public Hearing
Tim Bradford, owner/applicant, was present requesting a Special Exception Use permit to be
allowed to have an existing barn and a new gazebo with a total area of approximately two
thousand, four hundred and ninety-two (2,492) square feet on his lot.
There was no other person wishing to speak either in favor or in opposition to the request.
