Agenda Item #2 Approval of the Minutes.
The minutes of the April 13, 2000 meeting were deemed approved as amended.

Agenda Item #3 Administrative Comments.
Mr. Art Wright, Zoning Assistant, reported there is not a meeting on May 11, 2000.
Agenda Item #4 ZBA Case # 345 Variance
Case ZBA-345, Variance to Ordinance No. 480, Section 39.2.e, which requires that a screening
device shall be no more than eight (8) feet in height. The applicant is requesting to have a fence
along the front of the principal dwelling with a height of approximately twelve (12) feet.
Location: 1801 Lantana Court, being legally described as Lot 9, Block 2, Laurelwood Park
Addition, situated in the T. Beedy Survey, Abstract No. 72, and being approximately 1 acre.
Current zoning is "SF-IA" Single Family Residential District. Owner/applicant is John Parker.
Mr. Wright, Zoning Assistant, reported that ten (10) notices were sent to property owners within
200 feet and there were five (5) responses (two (2) in favor and three (3) responses opposed to
the request).
Public Hearing Continued.
John Parker, owner/applicant, was present stating the wing wall had been lowered to ten (10) feet
in height. Mr. Parker presented the construction plans stamped by the City Plans Examiner.

The findings were stated by Mr. Minder.
A motion subject to the findings was made to approve ZBA Case No. 345 for a variance for the
gated wing wall on the southwest property line allowing a height of approximately ten (10) feet
(the wall currently standing) but excluding the wing wall on the norteast side of the residence,
which may not exceed eight (8) feet in height.

Agenda Item #5 ZBA Case # 348 Variance
Case ZBA-348, Variance to Ordinance No. 480, Section 14.5.b, requiring lots in the "SF-20B"
Single Family Residential District to have front yards of not less than thirty-five feet (35'), and
Section 14.5.c requiring lots in the "SF-20B" Single Family Residential District to have side
yards of not less than fifteen feet (15'). The applicant is requesting to have the existing house
encroach approximately nineteen and one-third feet (19'4") into the front yard setback along
Dove Creek Trail, to encroach approximately ten feet (10') into the front yard setback along
Summerplace Lane, and to encroach approximately one and three-quarter feet (1'9") into the
side yard setback. Location: 1031 Summerplace Lane, being legally described as Lot 11, Block
1, Summerplace Addition, situated in the W. Hall Survey, Abstract No. 687, and being
approximately 0.3739 acres. Current zoning is "SF-20B" Single Family Residential District.
Applicant is Bunny Eklund. Owner is Jerry Carmody.

within 200 feet and there were six (6) responses in favor of the request
