Agenda Item #2 Approval of the Minutes.
The minutes of the meeting were deemed approved by the Chair as presented.

Agenda Item #3 Administrative Comments.
Mr. Art Wright, Zoning Assistant, reported the next regular meeting will be March 30, 2000 (2

Agenda Item #4 Continue ZBA Case # 329
ZBA Case # 329, Variance to Ordinance No. 480, Section 34.2(e) for the construction of an
accessory building greater than one story or fourteen (14) feet in height as defined by the
Uniform Building Code, and a Special Exception Use permit per Ordinance No. 480, Section
44.12 (3) for the construction of accessory buildings or structures of a size or aggregate size
greater than the one thousand (1,000) square feet permitted in the "SF-IA" Single Family
Residential District. The applicant is requesting to have an accessory building with a height of
fourteen and one-half feet (14'6") as defined by the Uniform Building Code, and to have
accessory buildings with a total area of one thousand six hundred and twenty (1,620) square feet.
Location: 535 Love Henry Court, being legally described as Lot 8, Block 1, Southlake Estates,
and being situated in the L.B.G. Hall Survey, Abstract No. 686, and being approximately 1.765
acres. Current zoning is "SF-IA" Single Family Residential District. Owners/Applicants:
Francis Nathan and Lisa Bailey.
Mr. Wright, Zoning Assistant, reported that eight (8) notices were sent to property owners within
200 feet and there were seven (7) responses in favor to the request.

Agenda Item #5 ZBA Case # 340 Special Exception
ZBA Case # 340, Renewal of an existing Special Exception Use permit per Ordinance No. 480,
Section 44.12 (7) for one (1) portable building to be used as temporary facilities for children
attending the school. Location: 1325 North White Chapel Boulevard, being legally described as
Lot 1, Peck Addition, and being approximately 2.832 acres. Current zoning is "CS" Community
Service District. Applicant: The Clariden School. Owner: Liana Baccus Oram.
Art Wright, Zoning Assistant, reported that nine (9) notices were sent to property owners within
200 feet and there was no response to the request.
Public Hearing.
Johnny Campbell, 1004 Dominion, was present requesting a renewal of an existing Special
Exception for a portable building.
Scott Oram, teacher at the Clariden School, was present in favor to the renewal of an existing
Special Exception and reported the history on enrollment and status of permanent quarters.

Agenda Item #6 ZBA Case # 341 Variance
ZBA Case # 341, Variance to Ordinance No. 480, Section 39.4.b, requiring that where a non-
residential use abuts a residential lot or dwelling, a screening device shall be erected along the
side and rear property lines abutting said residential lot or dwelling to a height of eight (8) feet.
The applicant is requesting that the requirement for a screening device be waived. Location:
Johnson Elementary School, 1301 North Carroll Avenue, being legally described as Tract 5H of
the F. Throop Survey, Abstract No. 1511, and being approximately 15.6 acres. Current zoning is
"CS" Community Service District. Owner/Applicant: Carroll Independent School District.
Art Wright, Zoning Assistant, reported that twenty-two (22) notices were sent to property owners
within 200 feet and there were five (5) responses in favor to the request.
Public Hearing.
Mark Daniels, TPM, was present requesting that the requirement for a screening device be
waived and landscaping would be provided.
Mr. Ronnie Stafford, DCBI, was present speaking in favor of the request.

ZBA Case # 342, Variance to Ordinance No. 480, Section 9.5.c, requiring lots in the "AG"
Agricultural District to have side yards no less than twenty-five (25) feet. The applicant is
requesting to have a tennis court located in the side yard along the property line. Location: 415
Highland Oaks Circle, being legally described as Tract 8E1 of the O.W. Knight Survey, Abstract
No. 899, and being approximately 3.57 acres. Current zoning is "AG" Agricultural District.
Owner/Applicants: Steven and Tara Jobe.

owners within 200 feet and there were eight (8) responses in favor to the request

thousand four hundred and ninety-four (1,494) square feet, and to have family quarters of
approximately six hundred and sixty-two (662) square feet housed within an accessory building.
Location: 806 Victoria Lane, being legally described as Lot 9, Huntwick Estates, and being
approximately 1.878 acres. Current zoning is "SF-IA" Single Family Residential District.
Applicants: Philip and Lisa Hand. Owner: Gary Lawrence.
