Agenda Item # 1 Call to Order: Danny Mayer called the meeting to order at 6:31:47 p.m.
Agenda Item # 2 Approval of the Minutes:
The minutes of the November 10, 2005 Regular Zoning Board of Adjustment meeting were
deemed approved by Danny Mayer as presented.

Agenda Item 43 Administrative Comments:
Mr. Bryner, senior planner, announced the next meeting date will be on December 29, 2005.

_Agenda Item #4 ZBA Case #473, Special Exception Use Permit for accessory buildings
of a size and aggregate size greater than permitted in the zoning district.
Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3) permitting the
construction of accessory buildings or structures of a size or aggregate size greater than that
permitted under the accessory building requirements of the zoning district in which the
property lies. The applicant is requesting to construct a detached accessory building with
attached covered patio of approximately one thousand six hundred (1,600) square feet.
The property is located at 2307 Hillside Court, being legally described as lot 3, Hillside
Estates, and being approximately 1.00 acre.
Mr. Bryner reported that eighteen (18) notices were sent and four (4) responses were
received in favor and two (2) undecided.
The applicant John Gallagher, 2307 Hillside Court, Southlake, Texas, presented the item to
the Board and answered questions.
Mr. Mayer opened and closed the public hearing seeing that no one in the audience came
forward to speak at 6:41:50 p.m.

Agenda Item #5 ZBA Case #469, Variance to swimming pool setback
Variance to Ordinance No. 480, Section 34.1 (f) requiring a private swimming pool to not
be closer than five (5) feet to another structure. The applicant is requesting to have a
swimming pool that will be approximately two and one-half (2 1/2) feet from the home.
The property is located at 2205 Patterson Way, being legally described as Lot 8, Block 1,
Patterson's Pond, and being approximately 0.50 acres.
Mr. Bryner reported that fourteen (14) notices were sent and one (1) response was received
in opposition.
The applicant nor a representative was present to represent case no. ZBA-469.
A motion was made to table item case no. ZBA-469 until the December 29th meeting.

Variance to Ordinance No. 480, Section 11.5 (c), requiring a side yard setback of not less
than twenty (20) feet. The applicant is requesting to add on to the existing house with a
covered patio, cabana, and decking with a proposed side yard setback of five (5) feet.
The property is located at 1735 Weeping Willow Way, being legally described as Lot 6,
Block 6, Southlake Woods, Phase 2, and being approximately 1.07 acres.
Mr. Bryner reported that Twelve (12) notices were sent within two hundred (200) feet and
seven (7) responses were received five (5) in favor and two (2) in opposition.

The applicant Mr. Howard Harris, 1735 Weeping Willow Way, Southlake, Texas 76092,
presented this item to the Board and answered questions.
Danny Mayer opened and closed the public hearing seeing that no one in the audience came
forward at 7:05:10 p.m.
A motion was made to approve case no. ZBA-476 with a stipulation of a side yard setback
no less than 10'.

Special Exception Use permit per Ordinance No. 480, Section 44.12 (3) permitting the
construction of accessory buildings of structures of a size or aggregate size greater than that
permitted under the accessory building requirements of the zoning district in which the
property lies. The applicant is requesting to construct a detached accessory building with
attached covered patio of approximately one thousand (1,000) square feet making the total
square footage for accessory buildings approximately two thousand two hundred (2,200)
square feet.
The property is located at 3007 Ridgecrest Drive, being legally described as Lot 14, Block
4, South Lake Park Addition, and being approximately 2.36 acres.
Mr. Bryner reported that Thirteen (13) notices were sent with one (1) response received in
favor.
The applicant Mr. Lee Beck, 3007 Ridge Crest, Southlake, Texas 76092 present this item to
the Board and answered questions.
