Agenda Item #1 Call to Order: Acting-Chairman Faglie called the meeting to order at
6:52:20 p.m.
Agenda Item #2 Approval of the Minutes:
The minutes of the August 11, 2005 Regular Zoning Board of Adjustment meeting were
deemed approved by Acting-Chairman Faglie as presented.

Agenda Item #3 Administrative Comments:
Mr. Bryner, senior planner, announced the next meeting date will be on September 15,
2005.
Acting-Chairman Faglie read the meeting format outline.
Agenda Item #4 ZBA Case # 468, Special Exception Use Permit for a family quarter,
Variance to gross inhabitable square footage, & Variance to side yard setback:
Special Exception Use Permit per Ordinance No. 480, Section 44.12 (1), for servant/family
quarters, a Variance to Ordinance No. 480, Section 44.12 (1) requiring that servant/family
quarters be limited to a gross inhabitable square footage of not more than one thousand
(1,000) square feet, and a Variance to Ordinance No. 480, Section 11.5.c requiring a side
yard of not less than twenty (20) feet. The applicant is requesting to have a family quarter
as part of the main residence with a floor area of approximately one thousand three hundred
(1,300) square feet and the addition having a side yard setback of approximately seventeen
(17) feet.
The property is located at 1725 Weeping Willow Way, being legally described as Lot 7,
Block 6, Southlake Woods Phase 2, and being approximately 1.01 acres.
Mr. Bryner reported that nine (9) notices were sent to property owners within 200 feet and
five (5) responses were received.
The applicant Elisabeth Kendzior, 1725 Weeping Willow Way, Southlake, TX, presented
this item to the Board and answered questions.
Acting-Chairman Faglie opened the public hearing at 7:07:01 p.m.
There was no one in the audience to come forward to speak.
Acting-Chairman Faglie closed the public hearing at 7:07:08 p.m.
A motion was made to approve item case no. ZBA-468 as presented.

Agenda Item #5 ZBA Case # 470, Variance to rear yard setback:
Variance to Ordinance No. 480, Section 39.6.d, requiring a minimum rear yard of not less
than twenty-five (25) feet, except that up to 50% of the principal building envelope width
may be as close as fifteen (15) feet from the rear property line. The applicant is requesting a
rear yard setback of approximately nineteen (19) feet.
The property is located at 1616 Tuscan Ridge Circle, being legally described as Lot 22,
Block 2, Tuscan Ridge Addition, and being approximately 0.18 acres.
Mr. Bryner reported that twenty-nine (29) notices were sent to property owners within 200
feet and there were no (0) responses received.
The applicant's representative Cary Clarke of Cary Clarke Homes, 204 N. Dooley St.,
Grapevine, TX, presented this item to the Board and answered questions.
Acting-Chairman Faglie opened the public hearing at 7:24:15 p.m.
Tom Mathews, 726 Commerce Street, Southlake, TX; spoke in favor.
Richard Robbins, 929 Parkview Lane, Southlake, TX; spoke in favor.
Acting-Chairman Faglie closed the public hearing at 7:29:06 p.m.
