Agenda Item #1 Call to Order: Mr. Stacy called the meeting to order at 6:30:46 p.m.
Agenda Item #2 Approval of the Minutes:
The minutes of the February 24, 2005 Regular Zoning Board of Adjustment meeting were
deemed approved by Mr. Stacy as presented.

Agenda Item #3 Administrative Comments:
Mr. Bryner, senior planner, announced the next meeting date will be on March 24 and the
following meeting will be April 14, 2005.
Agenda Item #4 ZBA Case # 444,Variance to have a lot width of 94 feet on two lots.
This item has been withdrawn on March 1, 2005 by the applicant Mr. Frank Ritz.
Agenda Item #5 ZBA Case # 445,Variance to the front yard setback:
Variance to Ordinance No. 480, Section 14.5 (b) requiring a minimum front yard of not less
than thirty-five (35) feet. The applicant is requesting to have a minimum front yard setback
of approximately twenty (20) feet.
The property is located at 1319 Oakhurst Drive, being legally described as Lot 9, Block 3,
Continental Park Estates, and being approximately 0.727 acres.
Mr. Bryner reported that seventeen (17) notices were sent to property owners within 200
feet and two (2) response were received.
• John L. Berry III, 1209 Oakwood Trail, Southlake, TX, in favor. "I like Greg as a
neighbor and want to see him get his house finished the way he wants."
• Robert & Valerie Parham, 1204 Oakwood Trail, Southlake, TX, in favor. "They are
improving their property value quite nicely. It could only help the rest of us."
The applicant, Dr. Greg Gist, 1319 Oakhurst Drive, Southlake, TX, presented this item to
the Board and answered questions.
Mr. Stacy opened the public hearing at 6:40:19 p.m.
There was no one in the audience to come forward to speak.

Agenda Item #6 ZBA Case # 446, Special Exception Use permit for size and Variance
for accessory building height:
#1 - Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3) for
construction of accessory buildings or structures of a size or aggregate size greater than that
permitted under the accessory building requirements of the zoning district in which the
property lies. The applicant is requesting to construct a barn of approximately one thousand
twenty-four (1,024) square feet of floor area.
#2 - Variance to Ordinance No. 480, Section 34.2(e) requiring that accessory buildings shall
not exceed one story or fourteen (14) feet in height. The applicant is requesting the proposed
barn to have a height of approximately seventeen (17) feet.
The property is located at 545 W. Highland Street, being legally described as Lot 6, T.M.
Hood No. 706 Addition, and being approximately 4.699 acres.
Mr. Bryner reported that ten (10) notices were sent to property owners within 200 feet and
no (0) response were received.
The applicant, Carl Willey, presented this item to the Board and answered question.

Agenda Item #7 ZBA Case # 447, Variance to the side yard setback:
Variance to Ordinance No. 480, Section 14.5 (c) requiring a minimum side yard of not less
than fifteen (15) feet. The applicant is requesting to have a minimum side yard setback of
approximately ten (10) feet.
The property is located at 101 Londonberry Terrace, being legally described as Lot 1, Block
2, Stratfort Pare, and being approximately 0.54 acres.
Mr. Bryner reported that fourteen (14) notices were sent to property owners within 200 feet
and no (0) response were received.
The applicant, Oldfield Fine Homes, Project Manager, Brandon Steach, 2308 Sunflower
Lane, Southlake, TX, presented this item to the Board and answered questions.
Mr. Stacy opened the public hearing at 7:00:03 p.m.
The owner and designer of Distinctive Dwellings, Thayne Hillrich, 1406 Rio Bend Ct,
Southlake, to speak in favor.
Mr. Stacy closed the public hearing at 7:05:19 p.m.
A motion was made to approve item case no. ZBA-447 to allow 29' side yard setback on the
east side adjacent to S. White Chapel Blvd.
