SIGN VARIANCE APPLICATION 1400 Main Street, Suite 310, Southlake, TX 76092 Phone: (817) 748-8215 Fax: (817) 748-8077 Revised January 2023 2 Demonstration Please demonstrate that the following conditions are applicable to the requested sign variance: 1.That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. 2.That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. 3.That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. 4.That the variance will be in harmony with the spirit and purpose of the sign ordinance. Jacob@Arc-Und.Com (817) 965-0763 1 September 17, 2025 To: City of Southlake Planning and Development Services 1400 Main Street, Suite 460 Southlake, TX 76092 817-748-8400 Re: Sign Variance Request Lambert Home Headquarters 1710 North White Chapel Blvd. Southlake, TX 76092 Lambert Home Headquarters (LHHQ) is located on a site with two street frontages, each with a shared access drive lane. The project also sits behind a corner lot that is not part of this project which fronts Highway 114. We took great care during the site and building design process to align the site access points with the adjacent developments, such as Carillon Parc, while respecting the required distances from street intersections. We were also careful to provide future access to the corner lot and maintain proper fire lane access throughout. In doing all this, the main entry to the building faces away from highway 114 and does not directly face the primary parking area that was required to provide sufficient parking for the development that is incorporated into the approved zoning ordinance. Therefore, we feel the needed signage for this project requires two variances as noted below. The site currently has 3 signs proposed. 1. Monument Sign (Refer to Sheet A2.03) There is a masonry monument sign at the northeast corner of the site adjacent to the drive approach at North White Chapel. This sign is approved and does not require a variance. Refer to sign permit No. SIGN2025-0142. 2. Building Mounted Signage Facing Highway 114 (Refer to Sheet A2.04) There will be individually-mounted non-illuminated signage applied to the second story dormer element facing highway 114. We believe it to comply with the “Freeways” section on the table in section 7.2 of the sign ordinance but believe a variance is required to comply with the quantity of signs and location of the signage being on the dormer element. Please note, we are unable to provide a monument sign at the drive approach along Highway 114 due to the detention pond and underground utilities. Additionally, the corner lot at Hwy 114 and N White Chapel is owned by a separate company. Future development would block views to the Lambert’s building. These factors lead to a variance request. 3. Canopy Mounted Signage Facing the Site Courtyard (Refer to A2.05) A request is being made to permit the proposed canopy mounted sign facing the internal courtyard as shown on sheet A2.05. The sign is intended to direct patrons to the main entry of the building due to the main parking lot being adjacent to the building and not in direct line of site. As noted above, the circulation and parking were driven by the location of the drive approaches and, the requirement to provide access to the corner lot. While the sign ordinance does not permit “awning signage”, we believe the canopy signage to be significantly different in that it will be mounted to a structural steel structure which is much more durable and permanent. The type of signage being proposed is consistent with multiple businesses in Southlake Town Square such as Travis Mathew, Aritzia, and bluemercury. Please note, the renderings included with the drawings were presented to P&Z and City Council during the zoning approval process. We understand that the zoning approval did not include the signage shown. We simply highlight that no concerns about the signage were voiced during those efforts. S.
