Agenda Item #1 Call to Order: Vice Chairman Reynal called the meeting to order at
6:32:01 p.m.
Agenda Item #2 Approval of the Minutes:
The minutes of the March 11, 2004 Regular Zoning Board of Adjustment meeting were
deemed approved by Vice Chairman Reynal as presented.

Nays: None
Vote: 4-0 to Approve
Agenda Item #3 Administrative Comments:
Ben Bryner announced the meeting scheduled for April 15, 2004. He also stated that
the meeting to determine the need for expedited compliance for the Hanson concrete
plant has been tentatively scheduled for May 27, 2004.
Vice Chairman Reynal read the meeting format outline.
Agenda Item #4 ZBA Case # 426, Variance to Ordinance No. 480, Section 9.5(f):
Variance to Ordinance No. 480, Section 33.2 FENCES: Fences, walls, and hedges may
be permitted in any required yard, or along the edge of any yard as a screening,
decorative or containment element not to exceed eight (8) feet in height. The applicant is
requesting to have a privacy screen with a total height of nine (9) feet.
The location is at 1617 Byron Nelson Parkway, being legally described as Lot 22, Block
5, Timarron Addition Huntly Manor, Phase 2, and being approximately 0.332 acres.
Ben Bryner, planner, reported that Twenty (20) notices were sent to property owners
within 200 feet and one (2) responses were received in favor.
The Applicant was not present for this item. The Board agreed to proceed and take
action.
Ben Bryner answered questions from the Board regarding this application.
Vice Chairman Reynal opened the public hearing at 6:37:56 p.m.
No one in the audience came forward to speak.
Vice Chairman Reynal closed the public hearing at 6:38:50 p.m.
A motion was made to approve the Variance to Ordinance No. 480, Section 33.2
FENCES: Fences, walls, and hedges may be permitted in any required yard, or along the

(8) feet in height, allowing the applicant have a privacy screen with a total height of nine
(9) feet.
