Aizenda Item #1 Call to Order: Mike Sandlin, Chairman, called the meeting to order
at 6:32 p.m.
Agenda Item #2 Approval of the Minutes.
The minutes of the August 15, 2002 Regular Zoning Board of Adjustment meeting were
deemed approved by the Chair as presented.

Agenda Item #3 Administrative Comments.
Planner Ben Bryner stated that there have not been any submittals for the next two
scheduled Zoning Board of Adjustment meetings.
Agenda Item #4 ZBA Case # 400 Variance.
Variance to Ordinance No. 480, Section 34.2 (a) requiring that accessory buildings
having a permanent foundation shall be erected no closer than ten (10) feet to a property
line in the rear yard. The applicant is requesting a variance to allow construction of a
detached garage to encroach four feet into the required setback being a distance of six
feet off the side property line.
The location is 1219 Ridgewood Circle, being legally described as Lot 4, Block 4,
Continental Park Estates, and being approximately 0.463 acres. The owner and applicant
is Denny Karro, Current Zoning is "SF-20B" Single Family Residential District and the
Land Use Category is Medium Density Residential .
Ben Bryner, planner, reported that fourteen (14) notices were sent to property owners
within 200 feet and there were four (4) responses in favor of the request.
Denny Karro, 1219Ridgewood, Southlake, Texas, the applicant, requested the variance,
and answered questions from the board. He stated that he had three estimates done from

three different construction companies and all estimates suggest that the garage be moved
twenty-five feet behind the house. The applicant also mentioned wanting the save the
Post Oak tree. `
Chairman Sandlin opened the public hearing at 6:54 p.m.
No one from the audience came forward to speak in favor or in opposition to this item.
Chairman Sandlin closed the public hearing at 6:55 p.m.
The findings were stated by Chairman Sandlin.
A motion subject to the findings was made to approve ZBA Case # 400 as presented.
