Agenda Item #2 Approval of the Minutes.
The minutes of the June 13, 2002 Regular Zoning Board of Adjustment meeting
were deemed approved by the Chair as presented.

Agenda Item #3 Administrative Comments.
Ben Bryner, Planner, reported the next Regular Zoning Board of Adjustment meeting will
be July 11, 2002 with three (3) cases to consider.
Agenda Item #4 ZBA Case # 394 Variance.
Case ZBA-394, a Variance to Ordinance No. 480, Section 34.2 (a) requiring that
accessory buildings having a permanent foundation shall be erected no closer than ten
(10) feet to a property line in the rear yard. The applicant is requesting a variance to
allow construction of a detached garage to encroach three feet into the required setback
being a distance of seven feet off the side property line.
The location is 1219 Ridgewood Circle, being legally described as Lot 4, Block 4,
Continental Park Estates, and being approximately 0.463 acres. The owner/applicant is
Dennis Karro, Current Zoning is "SF-20B" Single-Family Residential District and the
Land Use Category is Medium Density Residential
Ben Bryner, planner, reported that fourteen (14) notices were sent to property owners
within 200 feet and there were two (2) responses in favor of the request and a petition
letter had been submitted by Mr. Karro with three (3) in favor of the request.
Public Hearing.
Mr. Dennis Karro was present requesting a side yard variance.
There was no other person wishing to speak either in favor of or in opposition to the
request.
Public Hearing Closed.
The finding were stated by Mr. Reynal.
A motion subject to the findings was made to approve ZBA Case # 394 as presented.

Agenda Item # 5 ZBA Case # 395 Variance.
Case ZBA-395, a Variance to Ordinance No. 480, Section 11.5 (c) requiring a side yard
setback of not less than twenty (20) feet. The applicant is requesting a variance to allow
construction of an attached porte-cochere to encroach approximately six feet into the
required side setback being a distance of approximately fourteen feet off the side property
line.
The location is 2012 Morgan Road, being legally described as Lot 12, Loma Vista
Addition, and being approximately 1.88 acres. The owner/applicant is Michael Steen
The Current Zoning is "SF-IA" Single-Family Residential District and the Land Use
Category is Low Density Residential
Mr. Bryner, Planner, reported that eight ( 8 ) notices were sent to property owners within
200 feet and there was one (1) response in favor to the request. And a petition was
received with signatures in favor of the request.
Public Hearing.
Mr. Michael Steen was present requesting a variance to construct an attached porte-
cochere.
There was no other person wishing to speak either in favor or in opposition to the request.
Public Hearing Closed.
The finding were stated by Mr. Reynal.

Amenda Item #6 ZBA Case # 396 Special Exception.
Case # 396 a request for a Special Exception Use permit per Ordinance No. 480,
Section 44.12 (3), permitting the construction of accessory buildings or structures
of a size or aggregate size greater than that permitted under the accessory
building requirements of the zoning district in which the property lies and a
Variance to Ordinance No . 480, Section 34.2(e) for the construction of an
Accessory building greater than one story or fourteen (14) feet in height. The
Applicant is requesting to construct an accessory building with approximately
three thousand six hundred (3,600) square feet of floor area with the proposed building
having one and one-half (1 1/2) stories and a height of 23'.
The location is 119 Jellico Circle East, being legally described as Lot 33, Jellico Estates,
and being approximately 1.94 acres. The owner/applicants are Paul & Mary Grace
Thoennes. The Current Zoning is "SF-IA" Single-Family Residential District and the
Land Use Category is Low Density Residential.
Mr. Bryner, Planner, reported that eight (8 ) notices were sent to property owners within
200 feet and there was one responses (1) in favor to the request

Linda H. Yates, (home builder), 135 Jellico Circle was present speaking in favor of the
request.
Mr. Paul Thoennes, owner/applicant was present stating his desires to build an accessory
building approximately 89' x 30' that will function as a garage and carport for his
collection of classic cars, race trailer, and tow vehicle. The proposed building shows
approximately 2,730 square feet of floor space with approximately 874 square feet of
attic space. The proposed accessory building will have a height of approximately 23 feet.
Mr. Curtis Powell, 126 Jellico Circle was present in favor of the request.
There was no other person wishing to speak either in favor of or in opposition to the
request.
Public Hearing Closed.
The finding were stated by Mr. Reynal
Subject to these findings a motion was made to approve the variance requested ZBA Case
# 396 and further move to approve the specific exception use as presented.
