z There is 16 acres for sale on that corner you are buying two acres. Who is buying the
rest of that property?
z On the east side of your proposal, does the parking spaces go to the new Carroll Avenue?
Will the existing Old Carroll Road be taken out?
e If you take the Old Carroll Road out, do you also plan to take the trees out as well. If you
have to take out the trees, I would encourage you to save as many of those as you can,
that is a unique feature of Southlake.
z Do you consider making the parking spaces proposed in a material that is not impervious
coverage the trees in that area have a large root system, is there some type of material
for parking that would allow water to continue to pass through.
e When you have concrete it will slowly kill those existing trees.
e Is this property on a hill? Will the retaining wall impact the drainage for anyone in the
area?
e Are you planning on reducing the grade on where the footprint of the building is can
you leave it at natural grade so you don't have to build a large retaining wall?
e The property to the west has retaining elevation, are you saying that you could not raise
this property to match the existing development to the west?
e If I understand what you are saying you would have to drive next to the retaining wall?
e How many employees are you looking at housing in this facility? Is there a percentage
relationship to the number of employees to the number of parking spaces? Are the
proposed parking spaces the minimum maximum allowed by city code?
e In April you had 47 parking spaces, in the current proposal you have 44. What is the
reason for this change?
e What is the schedule for Planning and Zoning Consideration?
e Are there plans for four drive through lanes on this proposal or a potential for five. I
notice in the drawing there is a sign for a 24 hour ATM drive through lane, is that the
case?
s We have a lot of banks in town, what is the market share for Hibernia? What does
Hibernia plan to bring to the City of Southlake?
e How locked in are you to your architectural design? You are coming in with a little flat
top roof building that does not fit the existing pitched roof buildings? Pitched roof
buildings have more of a residential feel to it and would fit into the environment.
e Will that change (commitment to look at the roof) on the drawings that the Planning and
Zoning Commission would consider?
K How many of the trees do you think that you are going to be able to save on the
intersection of New Carroll Road and FM 1709?
z So you are planning on putting greenery between Carroll and the parking lots to grow to
good size and provide adequate screening?
z When do you usually see a Landscape Plan? At Planning and Zoning hearing?
s Having a landscape plan present at the SPIN meeting would help alleviate a lot of
people's concerns that usually come to SPIN meetings that are concerned about the visual
aesthetics of development proposals.
cs So there is a drive through ATM on this property?
e You are taking on a challenged piece of property at this location because you will not
have a full service entrance from either Carroll or FM 1709 only a right -in, right -out
setup.
e What does the lighting plan for this proposal look like?
s I live immediately north of the proposed development and the developer has been
working very hard to accommodate most of my concerns.
