MAYOR & COUNCILMEN: Gentlemen: Re: ZA-74-3: At the regular meeting of the Planning & Zoning Commission held at City Hall, Tuesday, May 14, 1974, it was moved by C. M. Gordon, seconded by James Harrell and unanimously approved by the Commission that the request by The Presbyterian Church for "L" District Light Commercial) zoning on 11.04 acres out of a 16.04 acre tract, located on the Southwest corner of Southlake Blvd. and White Chapel Blvd. be recommended for approval. Box 868 Southlake, Texas 76051 Dear Ms. Wallace: As per your request we have reviewed Zoning Case ZA-74-3 and report the following. The Future Land Use Plan designates the tract in question for neigh- borhood commercial use. It is well suited for such use; however, it is recommended that the eastern 11.04 acres of the tract be zoned neighborhood commercial and the reserved five-acre church site be located at the western end of said tract. This recommendation is the reverse of what has been proposed by the owner. The corner of State Highway 1709 and County Road 3016 is the logical location for commercial development because of accessibility. The church site to the west would serve as a buffer between the commercial area and future residential uses, as called for by the Future Land Use Plan.
