ORDINANCE NO. 161-54
AN ORDINANCE AMENDING ORDINANCE NO. 161
OF THE CITY OF SOUTHLAKE BY AMENDING THE
ZONING CLASSIFICATION OF TWO ACRES OF
LAND, MORE OR LESS, OUT OF THE JOHN A.
FREEMAN SURVEY, ABSTRACT NO. 529, FROM
AG (AGRICULTURE) DISTRICT TO F (LIGHT
INDUSTRIAL) DISTRICT.
WHEREAS, after receipt of request for change of zoning, notice given
to applicable property owners of public hearing, notice of public hearing
published, and public hearing having been conducted, all in compliance with
Ordinance No. 161, of the City of Southlake, Texas,
NOW, THEREFORE,
BE IT ORDAINED by theCity Council of the City of Southlake, Texas:
SECTION 1. The certain Ordinance No. 161 passed by the City Council of the
r City of Southlake, Texas, January 7, 1969, and being the "Comprehensive
Zoning Ordinance? is hereby amended insofar as the two acres of land, more or
less, out of the John A. Freeman Survey, Abstract No. 529, Tarrant County,
Texas, more particularly described by metes and bounds as follows:
BEGINNING at an iron pin in the West line of County Road
No. 3119, said point being 250.78 feet South of the South-
east corner of a 2.19 acre tract as recorded in Volume 4212,
Page 141, said point also being the Southeast corner of a 1
acre tract as recorded in Volume 4832, Page 568, of the
Deed Records, Tarrant County, Texas;
THENCE South along the West line of said County Road 320.0
feet to an iron pin in the North line of County Road No.3099;
THENCE South 86° - 30' West along said North line 206.9 feet
to an iron pin;
THENCE North 213.0 feet to an iron pin;
THENCE South 89° - 09' West 171.0 feet to an iron pin;
THENCE North 117.0 feet to an iron pin at the Southwest cor-
ner of said l acre tract;
THENCE North 890 - 09' East along the South line of said 1
acre- -tract 377: 5 feet to the_ PUNT- OF - BEGIWI G- contaifnfng
2.0 acres of land more or less, title to which is recorded
in James Turner & Associates, Inc., Volume 5472, Page 657,

is changed from its prior zoning classification of AG (Agriculture) District
to a zoning classification of F (Light Industrial) District.
SECTION 2. The Official Zoning Map created by said Ordinance No. 161 is
hereby amended to reflect the change in zoning classification made by this
Ordinance.
SECTION 3. The said Ordinance No. 161, except as amended by this Ordinance
No. 161-54 and prior-ordinanceeamendments, remains in effect in all other
respects as originally passed. This ordinance shall take effect upon its
passage.

To the Honorable Mayor and Members of the City Council of Southlake,
Texas,
GREETINGS:
The undersigned, Bill ,Massey Furniture, Inc., a corporation,
by Bill Massey, President, of Dallas County, Texas, hereinafter
called Petitioner, represents as follows:
1. That Bill Massey Furniture, Inc., is the owner of a
tract of land out of the Reis D. Price Survey, Abstract No. 1207,
in Tarrant County, Texas, more particularly described by metes and
bounds as follows:
BEGINNING at an iron pin, said point being 267.0 feet
North of the Northwest corner of the J. W. Chivers Survey;
THENCE North along a fence 956.6 feet to a set stone
for corner;
THENCE S. 890 - 10' W. 1367.8 feet to a pipe for corner;
THENCE S. 870 - 58' W. 116.4 feet to an iron pin in
the Easterly line of County Road No. 3016;
THENCE S. 430 - 40' E. along said Easterly line 117.3
feet to an iron pin at the beginning of a curve to the Right;
THENCE Southeasterly along said curve 236.6 feet to
an iron pin at the end of said curve;
THENCE S. 350 - 06' E. continuing along the Easterly
line of said County Road 812.0 feet to an iron pin for
corner;
THENCE N. 890 - 54' E. 788.7 feet to the POINT OF
BEGINNING and containing 24.55 acres of land, more or less.
A plat of said land showing its location with respect to
the boundary of the City of Southlake, Texas, is attached hereto
marked EXHIBIT "A".
2. That the land described in EXHIBIT "A" hereto attached
is less than one-half mile in width; that less than three qualified
voters reside thereon, and is contiguous and adjacent to the City
of Southlake, Texas.
3. The Petitioner agrees that if this request for annexa-
tion be granted, said land shall become a part of the City of South-
lake, Texas, and the said land and any future inhabitants thereof
shall be entitled to all rights and privileges of other citizens
of the City of Southlake, and shall be bound by the acts and
ordinances of said City now in effect and as hereafter enacted.
WHEREFORE, the Petitioner respectfully requests that this
Petition for Annexation to the City of Southlake of the land3
described in attached Exhibit be granted.
