Call to Order: Acting Chairman Frank Bernardo called the Regular Session to order at 6:30 P.M. 2. Approval of the Minutes: Acting Chairman Bernardo opened the discussion of the minutes of the Zoning Board of Adjustment meeting for August 14, 2025. A motion was made to Approve the minutes of the Zoning Board of Adjustment for meetings August 14, 2025. The applicant Tim Sittler and contractor Robert Guile, once sworn in, presented testimony, and answered questions from the Board. Acting Chairman Bernardo asked if there were those in the audience who wished to speak in support of the request. There being none, Acting Chairman Bernardo asked if there were those in the audience who wished to speak in opposition to the request. Holmes Builders, on behalf of Pedro Lopez, is requesting Special Exception Use, Zoning Ord. No. 480, as amended, Section 44.12(2), for an accessory building of a size or aggregate size greater than permitted on property described as Lot 2R, Block 2, Stony Brook and is located at 2645 Park Grove Loop, Southlake, Tarrant County, Texas. Current Zoning: "R-PUD" Residential Planned Unit Development District. SPIN Neighborhood #11. The purpose of this request is to seek approval of a Special Exception Use for an approximately 810 square -foot open-air covered pavilion with an attached bathroom and storage room. The proposed structure exceeds the permitted aggregate building size of 600 square feet; however, no other accessory buildings currently exist on the property. The proposed accessory structure complies with the required rear yard setback of 20 feet and side yard setback of 10 feet. The builder Jon Doster and property owner Pedro Arvesu, once sworn in, presented testimony, and answered questions from the Board. Acting Chairman Bernardo asked if there were those in the audience who wished to speak in support of the request. There being none, Acting Chairman Bernardo asked if there were those in the audience who wished to speak in opposition to the request. There being none, Acting Chairman Bernardo closed the public hearing and opened the item for discussion from the Board. A motion was made to Approve case ZBA25-0013 - The applicant to provide an HOA approval letter.
