4. PROJECT DESCRIPTION
Descriptive list of improvements
The development tract is 40-acres located along State Highway
114 at N. White Chapel Blvd.
The development program will consist of a new 35,000 SF
National Organic Grocery Store, 18,551 SF of high-end service-
retail, 14,611 SF of high-end limited-service restaurants, 39,269 SF
of high-end full-service restaurants, 38,799 SF of professional and
financial services office users, and an approximately 130 -key hotel.
The development will have 1,025 parking spaces.
The residential portion of the project will consist of 39 custom
built homes. No lot size will be less than 10,000 SF.
The development will incorporate several areas of Trademark
Placemaking, including:
- A new 0.33-acre public amenity park that is designed
around existing mature heritage trees. The office and
restaurant space will surround this amenity park to
provide a walkable mixed-use community gathering place.
- A new 1.22-acre pond that will have two restaurants with
water-front patios. The pond will have fountains and will
serve as water detention for the development.
- A new .33-acre public park nestled within the single-
family residential neighborhood.
- Public art and sculptures
All retail buildings will be typical one-story retail buildings with
enhanced facades. The hotel will be at least 3-levels in height. The
office building will be a total of 3-levels levels with a ground level
of retail. All buildings will be a mix of concrete, steel, and wood
framed buildings.

Drive through facility
Drive through facility to specifically serve a regional
bank that will serve as the anchor tenant for the office
building. The drive through canopy will also serve as a
fully furnished outdoor patio on the 2nd level of the
office building. Please refer to renderings in Exhibit A
for more detail.
Kiosks Up to 3 total kiosks in the park area
Tree Conservation Proposed Tree Conservation is 12% of existing tree
canopy on site.
