Dear Property Owner:
A request for a Special Exception Use has been filed with the Board of Adjustment of the
City of Southlake.
The purpose of the hearing is to consider a request for Special Exception Uses per Zoning
Ordinance No. 480, as amended, Section 44.12(2) for an accessory building or structure
of a size or aggregate size greater than permitted and Section 44.12(6) for a reduction in the
required setback for a residential accessory building or structure on property described as
Lot 4, Block 2, Dove Acres Addition and located at 1606 Mockingbird Lane, Southlake,
Tarrant County, Texas
Current Zoning: “SF-1A” Single Family Residential District
The request is to seek approval for a 560 square-foot addition to an already existing 896
square-foot detached garage.

Notification Response Form to the Planning & Development Services Department. You are
encouraged to follow the requested action through final approval because changes
are often made during the review process.
