AMAAAMA LLC. — July 14, 2025, ZA 25-0035 Development Plan
Proposed Permitted Uses and Development Regulations for "RPUD" Zoning
Permitted Uses:
This property is proposed to be subdivided into 4 residential lots as a permitted
use found in the SF-20A zoning as described in Section 14 of the
Comprehensive Zoning Ordinance.
Development Regulations:
This property shall be subject to the SF-20A zoning ordinance and all other
regulations with the following exceptions:
• Front yard building lines will be as shown on plan with a minimum of 35'
per Zoning.
• Side yard setbacks will be as shown on plan as 15' per Zoning.
• Rear yard setbacks will be as shown on plan with a minimum of 35' per
Zoning.
• Lot area will range from 22,532 sf and up to 27,192 sf. As per Zoning.
• Lot dimensions will be as shown on plan. Minimum lot depth will be
115-6". Minimum lot width at the front building line will range from 80'
and up.
Maximum lot coverage will be 40%.
• Not Gated entry with public streets.
• Street section will be 50' with 30' B-B pavement and 5' of parkway on
both sides. Adjacent to the parkway will also be a 5' utility and
pedestrian access easement.
• Access as shown on the Development Plan.
• N. White Chapel Blvd Fencing will be a new mix of masonry and
ornamental iron design fence, North & East side remain existing 6
wooden fences, and South side remain existing 6' masonry fence. Lot
interior fences will have a 6' wooden fences show with the house
design.
• Internal sidewalks will be a minimum of 5' wide as shown.
Open Space Management Plan
Open space as shown on plan will be for common use and maintained by the
HOA. The HOA will contract out regular maintenance of all common turf areas.
Other maintenance needs such as tree and shrub pruning will be contracted as
needed. Seasonal plantings will be maintained and switched out for the
appropriate season at N. White Chapel Blvd. both side entry.

For a residential development of this size, it is estimated that annual
maintenance costs will be around $15,000. All homeowners will be mandated to
be a part of the HOA and to keep dues payments current. HOA will enforce this
for non-payment members as needed. Additional items that could be a part of
the open space include community gardens.
RPUD Regulation
Northside boundary has a house Zoned SF-1A and Buffer Lot 1 (26,059 sf) & Lot 2
(25,192 sf) areas. Per the Subdivision Ordinance No. 483, Section 8.01.G, as
amended, are less than 30,000 sf.
