Item 6D - Narrative"S-P-2" Generalized Site Plan District July 21, 2025 The Clariden School Lot 7, Block 1, Clariden Ranch Phase III 100 Clariden Ranch Road To: Cyndi Cheng & The Planning & Zoning Commission City of Southlake 1400 Main Street, Suite 460 Southlake, TX 76092 Cyndi et al, I am writing in reference to the recent Site Plan submission for the project located at 100 Clariden Ranch Road, known as The Clariden School Sports Court. This project is a minor amendment to the current approved site plan to allow a 45'x70' sports court at the rear of the property for student use. The submitted site plan shows the size, design intent, location, and negligible drainage impact. There will be no fencing or lighting as part of this project, especially since it is near the property line shared with residential properties. The sports court is out of the 10' setback and the 13'-6" tall basketball goals are greater than 30' from the property line as required by city ordinance. Permitted Uses: All uses permitted under Ordinance No. 480-363. Development Regulations: All development regulations shall remain as specified in Ordinance No. 480-363. Bufferyards are provided as existing. SP-2 Letter All six requirements outlined in the SP-2 letter provided as Exhibit B with zoning case #ZA01-042 dated for 19 April 2001 still apply and remain unchanged.
