PROJECT: Sign Variance for Smart Quest Academy
EXECUTIVE
SUMMARY: Smart Quest Academy is requesting approval of sign variances to the Conditional
Sign Permit for 280 Sports Complex, for an attached wall sign at their business
located at 280 Commerce Street, Suite 105 in the 280 Sports Complex.
DETAILS: The applicant is requesting variances for one attached wall sign. This variance is
necessary because the proposed sign does not conform to the signage standards
previously approved under the Conditional Sign Permit for the 280 Sports Complex.
According to those standards, all signage must maintain uniformity in color and
typestyle and must feature 18-inch letters and logos consistent with existing signage
throughout the complex. Specifically, a sign on this façade must be black in color,
have a maximum 18-inch logo, and have a total sign area not exceeding 43.4 square
feet. The preferred Option 1 sign deviates from these standards by incorporating
multiple colors, exceeding the maximum allowable logo height, and surpassing the
permitted sign area. The applicant has also provided an Option 2 rendering to
illustrate how the sign would appear if it complied with the Conditional Sign Permit
regulations for the 280 Sports Complex.

CURRENT ZONING: S-P-1 “Detailed Site Plan District”
HISTORY: December 02, 2008; City Council approved a Conditional Sign Permit for
280 Sports requiring same font and color on all of the signs; halo lighting as
it appears in the presentation; limited to the number of tenants not to exceed
ten signs; maximum sign width will be limited to 75% coverage of the façade
panel; where Play Time is shown, there will be only one sign in that location;
where the Dolmer sign is shown, there can be two signs in that location;
where Southlake Gymnastics is shown, there can be one sign in that location
(stacking the words, Southlake and Gymnastics) and nothing that all of these
signs will be stacked; where 280 Sports Complex is shown, they can have
one sign in that location; where 280 Café is shown, they can have two signs
in that location; where Champion Cheer is shown, they can have two signs
in that location; where Athletes Unlimited is shown, they can have one sign
in that location; and allowing 24-inch letters on the words, “280 Sports
Complex,” with 18”-inch letters on the balance of the signs. (SP08-210)
January 25, 2011; The applicant withdrew the sign variance request for
Spartan Sports, which sought approval for an additional attached sign on the
east façade, bringing the total number of signs to 11. (SV10-030)
March 19, 2013; City Council approved a variance for an existing
development monument sign granting variance for the sign face height at 5’
and maximum sign height at 7’ 6”, subject to the applicant presenting a
landscaping plan to staff that will be of scale complementary to the size and
scope of the sign, which as an example, will include a stone boundary and
seasonal color flower bed, and said improvements shall be completed within
90 days of this approval. (SV13-002)
SIGN BOARD: Sign Board consideration of this item is scheduled to be held on August 21,
2025.
CITY COUNCIL: Tentatively scheduled for September 02, 2025.
STAFF COMMENTS: City Council approval of this request does not waive the requirement to
obtain a sign permit prior to installation. All signage must be reviewed and

approved through the City’s permitting process before any installation takes
place.
