Subject: Narrative – Site Plan
To Whom it may Concern,
Kimley-Horn is submitting this Narrative in support of the Site Plan application submittal required by the
City of Southlake. The 2.81-acre property is currently zoned SP2 – Generalized – Site Plan District.
The intent is to provide an outdoor amenity area with enhanced landscaping to the existing office
building. The proposed improvements are intended to beautify the existing facility and align with the
City’s economic development and sustainability goals.
The outdoor amenity area will be proposed in two phases and will provide accessibility throughout. The
property owner will be responsible for ongoing maintenance of the amenity area ensuring proper
functionality, safety, and compliance with codes.
The documents included in this submittal consist of a Site Plan, Colored Architectural Renderings,
Landscape Plan, Engineering Waiver, and this Narrative. If there is additional information that is
